The
proposed development is located north of Bunker Lake Blvd and west of the extension of Zeolite St.

The following items are enclosed for your review:

a)
b)
c)
d)
o)

g)
h)
i)
J)

Site location map
Composite Plan of RTC 8~, 9m and 10th Additions
Preliminary Site Plan
Prelim/nary Plat
Grading Plan
Landscaping Plan
Representative architectural elevations of potential units
Drit ft Planning Commission meeting minutes dated June 2, 2005
City Staff'Review Letter dated May 27, 2005, revised June 24, 2005
Preliminary plat resolution for approval

Notification:

In accordance with City Code, residents within 700 feet were notified of the subject property were
notified et'the preliminary plat public hearing.

Observations:

The subject property is currently zoned Town Center-4a Neighborhood District (TC-4a). This district
allows for a mix of residential uses at a net density up to 10 units per acre. As submitted, the preliminary
plat for the 10dt Addition has a net denSity of 6.5 units per acre (not including the outlet to the west). The
overall site (inch, ding the 8th, 9th, and ,10m Additions) has a net density of 4.75 units per' acre (not
including thc park or outlet). A Comprehensive Plan Amendment to change the land use designation on
this property frmn Low- and Medium-Density Residential is also being considered.

Thc develop~nent is proposing sinall-lot single family homes. The Applicant has submitted architectural
elevations representative, of what will be built in Ramsey Town Center l0ta Addition. As the single
fhmily units will have a wide variety of styles, it is not possible to review architectural elevations of
every unit with the site plan. Each single-family unit will receive Staff review and approval before
release of the building permit. It should be noted that the Town Center Development Guidelines
establish a brick enhancement threshold of 35% of the non-glazed area of the front facing wall, unless the
building dc}ign is enhanced through other means such as covered porch areas, broken roof lines,
articulated fat)adc and material or color changes. The minimum/maximum building height in this district
is 2-4 stories. Each single family unit will need to adhere to the Town Center Development Guidelines.

The City Council is considering adoption of some revisions to the Town Center Zoning District that
wt)uld change the maximum front yard setback to 25 feet and the minimum driveway length to 20 feet.

-297-
