The back <br />yards are a series of depressions with catch basins. The water will build up to 875.5 before it <br />cart flow overland and leave the depressions. Lookout openings are proposed as low as <br />871.25. Lowest floor elevations are proposed below the adjacent catch basin rim elevations. <br />Lots 6, 7, 29, 32, and 36, Block 1 do not have lookout elevations shown, though the grading <br />indicates it could be a lookout lot. Drainage and utility easements are required over the <br />backyard swales. <br /> <br />The 100-year high water elevation of alt detention areas must be shown and .the lowest <br />openings in the adjacent houses must be 2 feet above .t~he emergency overflow for the <br />detention area. A drainage and utility easement over the 100-year elevation is needed on the <br />north side of the plat. Additionally, easements will need to be acquired along the south line of <br />Greenland Hills in order to construct the plans as shown. The proposed plans block the <br />existing drainage from these back yards; Drainage will need to-be provided. <br /> <br />Lots 1-6 of Block 2 are within an area shown as a permanent wetland on the LRRWMO <br />wetland permit. These lots cannot be platted unless the wetland permit is amended and <br />approved by the LRRWMO. A treatment basin is required prior to discharge into the Western <br />wetland. The Developer is also responsible for increased runoff as a result of the AUAR <br />roadway improvements to Bunker Lake Blvd. <br /> <br />Stormwater Analysis: The latest SWMM model shows an increase of 3.0 acre feet in the <br />West Park pond. The pipe from the 8th, 9th, and l0th Additions is upsized to pass the 100-year <br />event from these projects to the West Park pond. The change in pond level is approximately <br />0.1 feet. <br /> <br />Utilities: This subdivision will be served by sanitary sewer and city water services that will <br />be extended into the development. The following sheet specific comments must be <br />addressed: <br /> <br />Continuation references and sheet overlap must be provided as discussed on previous <br />projects. These plans are the basis for the city as-built records that will be maintained for <br />future reference on utility connections. <br /> <br />Water, sanitary sewer and storm sewer will need to be extended from south of Bunker Lake <br />Boulevard to serve this project. The storm sewer under Bunker Lake Blvd at Armstrong <br />Blvd will need to be lowered to serve the wetland. The pipe in the rear yards is shown as <br />FiDPE; pipe in drainage and utility easements must be RCP. The utilities south of Bunker <br />Lake Boulevard were included in the propoked assessments of the Master Development <br /> <br /> <br />
