P18 <br /> <br />Tim Frane, 8901 167th Lane, noted Staff said the southwest part will not be developed until the <br />City sewer and water comes in, and there is no timeframe for when that will happen, however <br />this plan is showing 150 homes in the area and that concerns him. <br /> <br />Associate Planner Geisler stated what the plan is showing is what might happen on the southwest <br />part, and is only a concept plan at this time. She indicated when City sewer and water comes <br />through the developer would have to go through the entire subdivision process again for that <br />portion of the property. No development can occur on the southwest portion until City sewer and <br />water is available to the property. <br /> <br />Assistant Community Development Director Frolik indicated without City sewer and water the <br />density is restricted to one unit per two and one-half acres, but when it is available the density <br />will likely go to three units per acre. <br /> <br />Mr. Frane stated he would not want to see that happen. He commented a lot of people came to <br />Ramsey because they like the rural feel. He indicated if that happens Ramsey will not be the <br />same Ramsey, and he believes they are doing the city harm to let that happen. <br /> <br />Commissioner Brauer stated on the issue of traffic on Tiger Street if there is any way to slow it <br />down, such as a stop sign. <br /> <br />City Engineer Jankowski stated there is a whole host of traffic calming devices, but a stop sign is <br />not one of them because they are not always observed. He indicated they could look at traffic <br />calming measures, but Tiger Street is a collector street, and will continue to be a collector street. <br />He stated they need to make it safe, but also need to remember it is meant to be a collector street. <br /> <br />Commissioner Brauer suggested they look at putting a sidewalk along Tiger Street. <br /> <br />Mr. Sletner stated there is one property in the middle, which is Mr. Bell's property, so they may <br />have to do some work there to have a sidewalk extend all the way. <br /> <br />Mr. Frane suggested the Planning Commission come and see the traffic. People walk on Tiger <br />Street ail day and all night. He stated to have a sidewalk that just stops will not be enough, and <br />someone will get hurt. <br /> <br />Dan Zelazny, 1686i Wolverine Court stated earlier this was described as 72 acres with 26 homes <br />squeezed into a small area. He asked if the City has approved a variance. <br /> <br />Associate Planner Geisler stated this development does not need a variance. She indicated the <br />rest of the area cannot be developed until sewer and water is available to the property. <br /> <br />Vice Chairperson Johnson explained the cluster ordinance and how it works. <br /> <br />Mr. Zelazny commented the previous developm.ent talked about a lot of little outlot areas, and <br />asked who would maintain them. <br /> <br />Planning Commission/June 2, 2005 <br /> Page 10 of 22 <br /> <br /> <br />
