The plan that has been depicted is representative of the style of <br />townhomcs that may be built, but each builder will come to the City for building permits. <br />Rcgarding the utilities and the early start on construction, in order to meet building code a <br />durable access is needed for emergency vehicles. That road was substantially completed this <br />al'tcrnoon. The objective of RTC is to have the municipal utilities connected by the time of the <br />Parade of Homes. He can assure the Council there will be an operable fire hydrant on the site. <br />RTC will not be asking for occupancy permits for the Parade of Homes. <br /> <br />Councihnember Elvig noted an operable fire hydrant on the site would address the concerns <br />regarding a precedent being set. <br /> <br />Motion by Councilmember Elvig, seconded by Councilmember Pearson, to adopt Resolution <br />#05-06-193 to approve the preliminary plat of Ramsey Town Center 8th Addition. <br /> <br />Motion carried. The proposed development is located north of Bunker <br />l,akc Boulevard and west of the extension of Zeolite Street NW. He advised the subject property <br />is currently zoned Town Center-4a Neighborhood District (TC-4a). This district allows for a <br />mix el' residential uses at a net density up to 10 units per acre. As submitted, the preliminary plat <br />tbr thc 0th Addition has a net density of 11.56 units per acre. The development is proposing one <br />townhousc style of row house units. Color elevations have been submitted to the City.
