The applicant has submitted documentation indicating that there will be some color <br />variation between the buildings, but color information has only been submitted for one building. <br />Thc minimum/maximum building height in this district is 2 to 4 stories. All of the dwelling units <br />arc 2 stories and comply with height requirements. <br /> <br />Community Development Director Trudgeon indicated on June 28, 2005 the City Council will be <br />considering adoption of some revisions to the Town Center zoning district, which would allow a <br />maximum 25-foot front yard setback. All of the proposed units meet the front yard setback <br />requirement with the exception of several of the units in Block 6, though the majority of the <br />building is within 25 feet of the sidewalk. A slightly different sidewalk alignment may be <br />necessary to accommodate this setback. City Code requires 20 foot driveways for row house <br />townholnes; all units meet this requirement. He advised the plat will be served by private streets. <br />Thc extension of Town Center Drive will be constructed as part of Ramsey Town Center 9th <br />Addition. The plat for 9th Addition does not provide public street access to the east side of North <br />Park, as was envisioned in the overall concept plan for the Town Center. The off-street parking <br />requirements have been met within the plat. <br /> <br />Community Development Director Trudgeon advised the Park Commission reviewed the sketch <br />plan on February l0th. They stressed the Town Center Development guideline that encourages <br />the usc of private courtyards or usable greenspace being provided for the residents of the <br />buildings. The preliminary site plan complies with the development guidelines and provides <br />green spaces for recreational and stormwater management purposes on each block. The <br />submitted Landscaping Plan easily exceeds the minimum planting requirements in City Code. <br />The Plan is acceptable with minor modifications. No revised plans have been submitted for the <br />9~l~ Addition since it was reviewed by the Planning Commission. Necessary revisions, most <br />notably to the Grading, Drainage, and Utility Plans are listed in the City Staff Review Letter. <br /> <br />Community Development Director advised staff is recommending approval of the request for <br />preliminary plat and preliminary site plan approval contingent on compliance with the City Staff <br />Review l,ctter dated May 27, 2005, revised June 24, 2005. <br /> <br />Councilmember Strommen clarified that staff will continue to work on the discrepancies in the <br />color o£ the brick. <br /> <br />Community Development Director Trudgeon responded in the affirmative. <br /> <br />Coul~cihncmber Strommen commented on the nice appearance of the center green triangle in the <br />plan. <br /> <br />Motio~ by Councilmember Elvig, seconded by Councilmember Cook, to adopt Resolution #05- <br />06-194 to approve the preliminary plat of Ramsey Town Center 9th Addition, and to approve the <br />preliminary site plan of Ramsey Town Center 9th Addition. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Elvig, Cook, Olson, Pearson, and <br />Strommcn. Voting No: None.
