The-submittal consists of-56 sheets._~prepared by <br />URS, datcWJuly 8, 2005. We offer the folloWing comments: -- '~ <br /> <br />Ge~eral: The Subject Property is located north of Bunker Lake Blvd and west of Town <br />Center Drive. A total of 8.13 acres are contained within the proposed plat. This phase <br />consists of 23 small-lot single family homes. The proposed plat also includes Outlot A, which <br />will eventually contain 46 townhouse units. <br /> <br />Zoning/Density: The project area is located in the TC-4a Neighborhood District, which is <br />intcndcd to allow for a full range of housing types. The District allows for residential uses at <br />a net density of. up to 10 units per acre. The Final Site Plan indicates a net density of 8.48 <br />units per acre, including, the future townhouse units. The overall development site north of <br />116 is approximately 33 acres (not including the park or outlot on the west). The overall <br />density in this area is 4.75 units per acre, including the 8th, 9th, and l0th Additions. As <br />additional development comes forward on this site the overall density must remain below 10 <br />un,ts per acre. <br /> <br />It should be noted that a Comprehensive Plan Amendment is required to change the subject <br />property's land use designation from a combination of Low Density Residential and Medium <br />Dens/ty Residential to Mixed Use, to complement the remainder of the Town Center site. The <br />City Council granted approval to the Comprehensive Plan Amendment request at their June <br />28, 2005 meeting. Staff has sent the Amendment to the Metropolitan CoUncil for their review <br />and approval. <br /> <br />Lots: The final plat is proposing t° resubdivide Outlots A, B, C, D, and E of Ramsey Town <br />Center Addition into 23 single-family lots and one outlot. The 16ts are proposed to be served <br />by a 50-1'oot public street right-of-way, discussed in more detail below. <br /> <br /> <br />
