l;7na[ ~l'lat and Final 5'ire ?lan Review: Rarnsey Town Center 8th Addition
22, 2005

The rl 'C4-a Zoning District requires the following lot standards:

Minimmn lot size
Mill hnum lot width
Minimum lot depth

NoDe
20 feet
80 feet

A11 propgscd lots meet these requirements.

~l'h.e proposed use of new outlet C should be coordinated with the Town Center Gardens plat
to tile east.

4. Setbacks: The TC4-a Zoning District requires the following setbacks:

Front yard
Side yard
Rear yard

0 to 20 feet as measured from building front to edge of sidewalk;
None, unless required by building code;
None, unless required by building code.

On June 28, 2005 the City Council adopted se_luTe-revisions to the Town C~nter zoning
district which will allow 20 foot driveways, in addition to changing the maximum front yard
setback to 25 feet. The individual units will be required to meet the 25-foot maximum front
yard setback; this will be verified on the individual building permits.

Public Streets: The development project lies west of Town Center Drive and south of a new
public street, shown as 147th Lane on the Final plat. This street is labeled as a 50-foot right-
of-way with a pavement width of 32 feet.

The portion of Town Center Drive north of Bunker Lake Blvd must comply with state aid
standards. Additionally, this street is a Phase 2 - Segment 3 roadway improvement, and as
such is not scheduled for construction until 2008. Bonding for this street improvement has
not yet occurred. Construction of this street prior to this schedule will be the responsibility of
the developer, unless a temporary alternative can be agreed on with the City.

Ti~e proposed terminus of Town Center Drive at the east property line must be coordinated
with the Town Center Gardens Development to the east, which has received preliminary plat
approval. The extension of 147th Lane from the east property line to Town Center drive must
also be coordinated with Town Center Gardens. Town Center Gardens has received
prelilninary platt approval. From the plans submitted it appears that these streets are close to
proper alignment between the two developments, but this will need to be verified with
property scaled plans. The current grading plans for the two developments indicate that the
portion of 147t~ Lane on this site would approach grades of 7%; this is the maximum
allowable under City Code. Grades should be revised to produce a more desi~;able condition:
Alignment and grade of 147th and general grading work must also be coordinated between
these two developments.
