Preliminary Plat and Site Plan Review: <br />August 1, 2005 <br />Page 3 of 6 <br /> <br />Sunflower Ridge Second Addition <br /> <br />Utilities and Water Usage: The trunk sewer and water and a lift Station have <br />been previously installed to service the entirety of Sunflower Ridge. The <br />following modifications to the Preliminary Utility Plan are required: <br /> <br />Abandon existing services at main bituminous joints. <br />Add a hydrant between Lots 11 and' 12, Block 1 <br />Add valve on 6" watermain off of 8" waterman on 154th. Avenue N.W. <br />Check fire suppression code to insure services are adequately sized, <br /> <br />Architectural Standards: The R-2 Residential District has the .following <br />architectural design requirements: <br /> <br />The front exterior building finish'must consist of a minimum of ~5% face brick, <br />natural stone, or stucco (excluding window and door area in the calculation). This <br />requirement shall also apply to the side of a building when it faces a public street. <br />Multiple-dwelling developments that face County highways, State highwaYs, or <br />MSA roads must vary structure orientation. <br />A minimum of 3 colors must be used for each multiple-dwelling building. A color <br />palette must be submitted. <br />All multiple-dwelling structures must include at least 2 of the following <br />architectural elements: <br />a. Arti'culated/cantilevered fagade <br />b. Dormers <br />c. Articulated roof line <br />d. Projected or inset windows <br />e. Balconies, porches, or decks <br />f. Window treatments, such as shutters or window boxes <br />g. Other elements approved by the City Council <br />The 35% masonry requirement may be waived-in whole or in part if the following <br />criteria are met: l <br /> a. Two additional elements from the list under 4. are included <br /> b. Two additional colors are included in the overall palette <br /> c. Decorative sidewalks (brick, stone inlays, etc) <br /> d. Other elements approved by the.City Council <br /> <br />The row houses were approved under a previous site plan. The change in product to <br />the back-to-back units are subject to the current architectural standards. The brick <br />calculation on the building front is 18%. In order to meet City Code with the <br />reduced brick element, the back-to-back un/ts would have to contain at least 4. of the <br />architectural elements listed above The back-to-back units do contain at least 5 of the <br />approved architectural elements. The units must comply with the 3-color <br />requirement. <br /> <br />149 <br /> <br /> <br />
