Preliminary Plat and Site Plan Review: Stmflower Ridge Second Addition <br />August I, 2005 <br />Page 5 of 6 <br /> <br />15. Landscaping: The following comments are offered regarding the landscaping: <br /> <br />· Locations of the three (3) trees at the intersections of Private Drive 4 and Private <br /> Drives 2 and 3, and potentially one of the Honey Locusts at the intersection of <br /> Private Drive 1 and Iodine St, will need to be adjusted so that they do not obstruct <br /> the view of oncoming traffic. <br />· The American Elm should be a Dutch Elm Disease resistant variety. <br />· There should be at least some foundation Plantings around the units/buildings <br /> including shrubbery. <br />· No trees can be installed within fifteen (15) feet ora hydrant. <br />· No trees shall be installed within thirty-five (35) feet-of an intersecting street. <br /> <br />A revised landscaping plan must be submitted that addresses the above stated <br />concerns. <br /> <br />16. Ground Cover/Irrigation: The development is required to establish sod in all areas <br /> not improved with structures or pavement. An irrigation system will need to be <br /> provided throughout the development where sod and landscaped areas will be <br /> established. Any irrigation systems will need to be reviewed and approved by the <br /> City Engineer. <br /> <br />17. Density Transitioning/Screening: Density transitioning will be required along the <br /> northern and western property boundaries. If landscaping is used to satisfy the density <br /> transitioning requirement, Attainment Level 1 would be necessary. This would <br /> require a twenty-five (25) foot wide buffer with two (2) of each of the following: <br /> deciduous overstory trees, evergreens, and ornamentals. A combination of:new <br /> plantings and existing vegetation appear to satisfy this requirement. <br /> <br />18. Traffic Generation Analysis: A traffic generation analysis was prepared by <br /> Hakanson Anderson Ass0ciates,~.Inc. during the.. Preliminary plat' review for the <br /> entirety of Sunflower Ridge in 2002. The revisions to the second phase do not <br /> increase traffic from that which was projected under the original preliminary plat. A <br /> second traffic generation analysis for the Sunflower Ridge project is not warranted. <br /> <br />19. Sidewalks: The preliminary plat appropriately continues the sidewalk'along the east <br /> side of Iodine Street. The preliminary plat and site plan must be modified to include <br /> a sidewalk on the north side of 154th Avenue N.W. to tie into the sidewalk on Iodine <br /> Street and bike path in Evergreen Point 2"a Addition. <br /> <br />20. Mailbox Location: The placement of mailboxes for the townhome units should be <br /> located along the private streets when possible. Location of mailboxes along public <br /> streets will need to be. clustered and is subject to the review and approval of the <br /> Streets Supervisor. <br /> <br />151 <br /> <br /> <br />
