CASE #: q <br /> <br />REQUEST FOR FINAL PLAT AND FINAL SITE PLAN APPROVAL OF <br />TOWN CENTER GARDENS 3~ ADDITION; <br /> CASE OF BRIGHTKEYS, INC. <br /> By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />BrightKeys is proposing to develop a combination of townhomes and single family-lots for the <br />third phase of Town Center Gardens. The whole development site is 51.91 acres. The property <br />proposed to be developed in this phase is approximately 21 acres in size, and is generally located <br />on Bunker Lake Blvd at Ramsey Blvd. <br /> <br />The folh)wing items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />g) <br />h) <br />i) <br />.i) <br /> <br />Site location map <br />Final Plat <br />Final Site Plan <br />Architectural Elevations <br />Landscaping Plan <br />Grading Plan <br />City Council meeting minutes dated April 12, 2005 <br />City Staff Review Letter dated August 5, 2005 <br />Final plat resolution <br />Draft development agreement <br /> <br />Notification: <br /> <br />In accordance with State Statute and City Code, residents within 700 feet of the subject property <br />were noti fled of the preliminary plat public hearing. <br /> <br />Observations: <br /> <br />The final plat and final site plan review have been combined into one Staff Review Letter and <br />Case Cover Sheet. <br /> <br />Zoning and Density. The final plat proposes to develop 108 townhomes and 19 single-family <br />lots. The subject property has 2 different land use designations: Medium-Density Residential <br />(proposed PUD) and Mixed Use (Town Center - TC4a). The Medium-Density portion of the <br />approved preliminary plat is 33.12 acres (including the 1st and 2nd Additions) with a net density <br />of 6.9 units per acre (allowable is 7 units per acre). The Mixed-Use portion of the plat is 7.83 <br />acres and has a net density of 9.9 units per acre (allowable is 10 units per acre). The submitted <br />final plat confbrms to the approved preliminary plat. <br /> <br />Setbacks and Lot Standards. Setbacks and lot standards also vary across the plat. The final site <br />plan reflects some minor changes to setbacks to public and private streets in the northern part of <br />thc plat, but all setback deviations remain in line with those approved with the preliminary site <br /> <br /> <br />
