Connection at end of water line must be silver soldered or new <br /> copper placed from curb stop at right-of-way line at time of connection to the <br /> house. <br />· Invert for Sanitary MH 23 does not match slope and length of pipe. <br />· A vertical curve is needed at Sta 3+75 of 148th Lane NW. <br />· Show location of horizontal curves listed in plan view on page 1'5. <br />· Maintain approved existing slope when extending the 48" FES sheet 9 <br />· When using D style curb 1.5" of modified Class 5 is required under the curb <br /> The large numbers on sheets 11-13 are restricting some detail. <br /> <br />Townhouse Design: The site plan is proposing 6 different unit types on the site: craftsman-style <br />8-plcx condominiums, two-story 8-plex. townhomes, three-story 8-plex townhomes,, two styles of <br />two-story 6-plex rowhouse townhomes, and single-family. Allowable eXterior treatments include <br />brick, wood, and vinyl siding. The R-2 Residential District and Town Center Development <br />Guidelines have the following architectural design requirements: <br /> <br />1. '.['he f?ont exterior building finish must consist of a minimum of 35% face brick, natural <br /> stone, or stucco (excluding window and door area in the calculation). This requirement <br /> shall also apply to the side of a building when it faces a public street. <br />2. Multiple-dwelling developments that face County .highways, State highways, or MSA <br /> roads must vary structure orientation. <br />3. A minimum of 3 colors must be used for each multiple-dwelling building. A color palette <br /> must be submitted. Elements that may count towards this requirement include siding, <br /> trim, doors, and garage doors. <br />4. All multiple-dwelling structures must include at least'2 of the following architectural <br /> elements: <br /> <br />a. Articulated/cantilevered facade <br />b. Dormers <br />c. Articulated roof line <br />d. Projected or inset windows <br />e. Balconies, porches, or decks <br />f. Window treatments, such as shutters or window boxes <br />g. Other elements approved by the City Council <br /> <br />The 35% masonry requirement may be waived in whole or in part based on the inclusion <br />of one or more of the following criteria:' <br /> a. Two additional elements from the list under 4. are included <br /> b. Two additional colors are included in the overall palette <br /> c. Decorative sidewalks (brick, stone inlays, etc) <br /> d. Other aesthetic enhancements deemed to be appropriate by the City Council <br /> <br />The units in Zone C meet all of the requirements except the brick requirement (stone/brick <br />details around windows, doors, and foundation only), however these units include 5 different <br /> <br /> <br />
