Final Plat and Final Site Plan Review: Town Center Gardens Sra Addition
:'[ugu.s'l 5, 2005
colors and 4 different architectural elements, meeting the exception criteria under #5. The units
in Zone B meet all of the requirements except the brick requirement (stone/brick foundation
only), however these units include 4 different colors and 5 different architectural elements,
meeting the exception criteria. The units in Zone A also do not meet the brick requi.rement
(stone/brick on foundation only), however these units include 5 different colors and 4 different
architectural elements, meeting the exception criteria. The units in Zone D meet all of the
requirements except the brick requirement (stone detail around door only), however these units
include 4 different colors and 4 different architectural elements, meeting the exception criteria.
The units in Zone E meet all of the requirements except the brick requirements (stone detail on
fbundation only), however these units include 4 different colors and 4 different architectural
elements, meeting the exception criteria. As for the single-family lots, .yo.u are proposing a
minimum of 3 different styles with a wide variety of colors and materials. It is staff's opinion that
the proposed single-family units meet the architectural requirements as well.

You received preliminary site plan approval for Town Center Gardens 3rd Addition on April 12,
2005. This approval was made contingent on the receipt of revised architectural elevations for the
units located in the TC-4a portion of the plat along Bunker Lake Blvd. These revised elevations
must be submitted to the City prior to the approval of any building permits for these units.

Townhouse Size: The site plan is proposing four-, six-, and eight-unit buildings. City Code
requires townhouse units to be a certain size based on the number of bedrooms the unit will have:

I bedroom 700 square feet
2 bedroom 800 square feet
3 bedroom 960 square feet

All the proposed units will significantly exceed the minimum requirements.

Setbacks/Lot Standards: Setback requirements vary across the plat, according to zoning
designation. R-2 Residential reqUirements, R- 1. requirements, and TC~a'requirem.ents all apply
to different portions of the plat. Because the R-2 and R-1 portions are proposed as a PUD,
deviations from these standards are permitted.

R-2 and R-1 Residential (Proposed PUD): The townhouses in this area are subject to the
~bllowing setbacks:

Building setback from public street 25 feet
right of way
Building setback from private street 25 feet
Building setback from exterior 30 feet
development boundary line
Setback from building to building 20 feet
