Final Plat and Final Site Plan Review: Town Center Gardens 3rd Addition <br />August 5, 2005 <br />l'~tge 5 of 7 <br /> Some of the units in Lots 1, 2, 3, and 4 of Block 2 do not meet the 25-foot setback <br /> requirement from the public street ROW of Street E. Similarly, some of the units on the <br /> west side of Street E do not meet this setback. These deviations are permissible with the <br /> rezoning from R-2 to PUD. <br /> <br />Single-family lots. The preliminary plat proposes 19 single-family lots. While the 2 lots <br />that face 149th Avenue meet R-1 single-family lot standards, the remainder are smaller in <br />area (7,200-9,900 square feet, 10,800 square feet is required) and in lot width (54-77 feet, <br />80 is required) than is required in the R-1 District. These deviations are also permissible <br />with the rezoning to PUD. <br /> <br />TC-4a. The townhouses in this area are subject to the following setback-s: <br /> <br />Front Yard (min-max) <br />Side Yard <br /> <br />Rear Yard Building Setback <br /> <br />0-20 feet* <br />None, unless <br />building code <br />None, unless <br />building code <br /> <br />required by <br /> <br />required by <br /> <br />*Units that contain a driveway and front door to the unit within the frontyard setback <br />must have a minimum driveway length of at least 25 feet. In these instances, buildings <br />can be setback a maximum of 3O feet. <br /> <br />All the townhouse units in this portion of the plat meet these setback requirements. <br /> <br />Structure Height: The R-2 Residential District has a maximum building height of 35 feet, while <br />the TC4a District requires buildings from 2-4 stories. All the proposed units meet these <br />standards. <br /> <br />Off-Street Parking Requirements: For the townhome portion of the plat, a minimum of 2 off- <br />street parking spaces are required for each unit. This eqUates to a total of 216 parking spaces. The <br />proposed townhome units include a one- or two-stall garage and driveWay that will be 25 feet in <br />length. The proposed garage and driveways provide a minimum of 216 parking spaces (at least <br />one garage space + one driveway space/unit). The site plan also shows 4 guest parking spaces <br />contained in parking nodes, for a total of 220 parking spaces. All of the guess parking spaces are <br />located within private roads. <br /> <br />Maximum Driveway Width: The maximum driveway width permitted for each unit is 20-feet. <br />The proposed development meets this requirement. <br /> <br />Sidewalks: City policy requires the installation of sidewalks along both sides of all non cul-de- <br />sac public streets. Sidewalks are shown on both sides of all public streets with 'the exception of <br />the East-West street through Lots 6 and 7. Trails are shown throughout this portion of the plat, <br />connecting this area to the remainder of the plat and the Town Center south of Bunker Lake <br />Blvd. <br /> <br /> <br />
