Director/I-IRA Director <br /> City of Ramsey <br /> 15153 Nowthen Blvd. NW <br /> Ramsey, Minnesota 55303-6197 <br /> <br /> Re: Central Rural Reserve S~dy <br /> <br /> Dear Patrick and Sylvia: <br /> <br />This letter outlines a Scope of Services, Fee Schedule and other elements which together <br />constitute an agreement between the City of Ramsey, hereinafter referred to as the <br />CLIENT, and Hoisington Koegler Group Inc., hereinafter referred to as the <br />CONSULTANT for professional planning services for the Central Rural Reserve Study, <br />hereinafter referred to as the PROJECT. <br /> <br />The CLIENT and CONSULTANT agree as set forth below: <br /> <br />A. BASIC SERVICES <br /> <br />The CONSULTANT'S basic services for the PROJECT are: <br /> <br />Task 1 - Understand Current Conditions <br /> <br />In this task, HKGi will develop a profile of existing conditions in the Central Reserve <br />(and adjacent properties). <br /> <br />1.1 Prepare base map. The base map will include parcel boundaries and street right- <br />of-way for the Central Reserve and adiacent land within 0.25 miles of the Reserve. <br /> <br />1.2 Identify current land use. A combination of aerial photography and field <br />inspection will be used to identify land uses within the Central Reserve. The location of <br />existing homes will be designated on parcels in the Reserve. HKGi will review the <br />pattern of vacant land and the relationship to platted parcel boundaries. <br /> <br />1.3 identify natural features. Existing data will be used to identify open water, <br />wetlands and other natural features that will influence the pattern of development. <br /> <br />1.4 Identify utility systems. HKGi will work with Staff and Bolton & Menk to. <br />indicate the location of sanitary sewer and water systems available to serve parcels in <br /> <br /> <br />
