Cost factors wiIl include: <br /> · Sanitary sewer <br /> · Watermain <br /> <br /> · New streets (assuming redesign of existing system) <br /> · Demolition and clearance of existing structures <br /> · Removal of wells and septic systems <br /> · Land (based on recent sales) <br /> <br />Task 3 - Create Development Alternatives <br /> <br />HKGi will create a series of alternatives that illustrates options for <br />development of the Central Rural Reserve. The options will consider: <br /> <br />the. future <br /> <br />· Existing land uses in and adjacent to the Area. <br /> <br />° Existing parcel configurations. <br /> <br />· Natural features. <br /> <br />· Changes in the city street system identified in the Transportation Plan. <br /> <br />· Changes to internal street configuration'and roadway access. <br /> <br />· Expansion of sanitary sewer and water systems. <br /> <br />· Parks, trails and greenway systems. <br /> <br />· Planned land use on adjacent properties. <br /> <br />the Central Reserve. This task will also consider the need to extend <br />through the Central Reserve to provide service to other properties. <br /> <br />1.5 Conduct GIS analysis. HKGi will use GIS parcel data to compile the current <br />value of property in the Area. GIS data will also be used to examine ownership patterns <br />of property. <br /> <br />1.6 Determine environmental issues. HKGi will review existing data from Anoka <br />County and the State to identify issues related to wells and septic systems. <br /> <br />Task 2 - Estimate Costs of Development <br /> <br />HKGi will work with City Staff and Bolton & Menk to determine appropriate cost <br /> <br /> <br />
