August 19, 2005 <br /> <br />Nancy Wolf <br />Amcon Construction <br />l 7 l 5 Yankee Doodle Road <br />Suite 200 <br />Eagan M N 55 [ 2 l <br /> <br />Re: Site Plan Review - Ramsey Office Condos <br /> <br />Dear Nancy, <br /> <br />We are in receipt of a Site Plan, Building Elevation Plan, and Landscaping Plan prepared by <br />Amcon dated July 5, 2005, revised AugUst 11, 2005, a Grading, Drainage, and Erosion Control <br />Plan prepared by Van Sickle, Allen and Associates dated July 7, 2005, revised August 12, 2005, <br />and a Lighting Plan prepared by Master Electric Co. dated July 7, 2005. We offer the following <br />c()mments: <br /> // <br />General: The site plan is proposing to develop two 6,000-square-foot (>ffice buildings on a <br />portion of Outlot B of Rivenwick Village. The subject property is located'on Feldspar Street and <br />139ti' Lane; the site plan is mislabeled as 139th Avenue. A minor subdivision request is being <br />considered along with the site plan. The property is 1.25 acres in size (54,775 square feet). <br /> <br />Zoning: The site is currently zoned Mixed-Use PUD; office buildings are a permitted use in this <br />z~ming district. As permitted by the MU-PUD District, B-2 Business District standards will be <br />used to evaluate the site plan proposal. <br /> <br />Lot Coverage: The site plan is proposing two 6,000-square-foot office buildings, which, equates <br />to lot c~verage of 22%. The proposed site plan does not exceed the City's maximum lot coverage <br />ol'35%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not exceed 30% of the gross floor space of the <br />principal use. The site plan is not proposing any accessory uses. <br /> <br />Utilities: Staff is recommending that the watermain be installe'd along the common property line <br />between Lots 1 and 2. All utility lines will need to be covered by a drainage and utility easement; <br />this is addressed in the sketch plan review case for Rivenwick Village 2nd Addition. <br /> <br /> <br />
