R. amsey Oftice Condos: Site Plan Review <br />August ~ <br /> ~, 2005 <br />Revixed: /~ug~st 19, 2005 <br />l)age 2 ()f4 <br /> <br />Setbacks: City Code establishes a 35-foot front and rear yard and a 10,foot side yard setback <br />(20 t"eet on corners) in the B-2 District. City Code also established a 20 foot parking/maneuvering <br />ttrea from all public streets. The proposed site plan meets these requirements. <br /> <br />Landscaping: The landscaping plan, dated August 11, 2005, is acceptable. It should be noted <br />that both this plan and the landscaping plan for the Slumberland proposal show landscaping in <br />thc western most islands in the parking lot for this site. <br /> <br />Ground Cover: All landscaped areas must be sodded and irrigated per City Code. <br /> <br />Architectural Standards: City Code restricts building height to 35 feet and 'exterior wall <br />finishes to brick, stucco, glass, stone, pre-cast concrete panels, or other material as approved by <br />the City Council. The proposed buildings are shown as 25 feet in height at their tallest point. <br /> <br />rl he building elevation plan indicates that materials will consist of concrete block and brick, <br />which complies with City Code. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The site plan indicates that a trash enclosure will be <br />located between the two buildings. <br /> <br />Off-Street Parking - Sp)~ces Required: City Code requires 1 parking space for each 300 square <br />~'cet o[' l'loor space fbr Office buildings. For 12,000 square feet of office space a total of 40 <br />parking spaces are required; the site plan shows 40 parking spaces. <br /> <br />Off Street Parking - Design: In accordance with City.Code, all parking and maneuvering areas <br />must bc surfaced with bituminous and the perimeter of all pavement will be finished with B6/12 <br />concrete curbing. <br /> <br />Drainage and Grading: Concrete valley gutter and approaches will need to be constructed by <br />the Developer at the intersection of 139th Avenue and access to the site. The plans must be <br />revised to indicate how the future parking area will drain between the twO sites. More <br />ir~formation must be provided on the grading plan to determine grades, for example, top of curb <br />elevations. Drainage and grading plans need to be coordinated between this site and the proposed <br />Slumberland site to the east. <br /> <br />Staff has received verbal comments from MnDOT; drainage must be directed away from <br />[-[ighway l 0. <br /> <br />Ponding: Staff has reviewed the stormwater submittal for both the Ramsey Office <br />Condominiums and the Slumerland proposal, compared to the plan approved for the overall <br />Rivenwick Village development. The latest submittals do not show the existing pond as was <br /> <br /> <br />
