Drainage and Utilitw Easements: There are wetlands within the boundaries of the plat <br /> that have been appropriately delineated and encumbered with drainage and utility <br /> easements in the first phase of Sunflower Ridge. The storm sewer, sanitary sewer and <br /> municipal water alignments were also encumbered with easements as part of the final plat <br /> t'br the first phase. ' <br /> <br />7. <br /> <br />Utilities and Water'Usage: The trunk sewer and water and a lift station have been. <br />previously installed to service the entirety of Sunflower Ridge. The folloWing <br />modifications to the Preliminary Utility Plan are required: <br /> <br />Abandon existing s~rvices at main. <br />Check fire suppression code to insure services are adequately sized. <br /> <br />Tree Prese~wation: Subsequent to preliminary plat review and approval, a revised tree <br />prcserwttion plan was submitted. The revised plan proposed to shift units 1-5 and 45-50 <br />to the south in order to preserve more trees along the north property line. The tree save <br />fencing should be installed prior to any construction activity on the site and should be <br />placed at least at the dripline of individual trees or groups of trees. <br /> <br />l,andscaping:. The landscaping plan is generally acceptable with one exception. There <br />should be at least some foundation plantings incorporated lnto the plan around the <br />units/buildings, including shrubbery. <br /> <br />l 0. <br /> <br />Ground Cover/Irrigation: The development is required to establish sod in all areas not <br />improved with structures or pavement. An irrigation system will need to be provided <br />throughout the development where sod and landscaped areas will be established. Any <br />irrigation systems will need to be reviewed and approved by the City Engineer. <br /> <br />1 ].. <br /> <br />Density Transitioning/Screening: Density transitioning will be required along the <br />n;)rthern and western property boundaries. If landscaping is used to satisfy the density <br />transitioning requirement, Attainment Level 1 would be necessary. This would require a <br />twenty-five (25) foot wide buffer with two (2) of each 'of the following: deciduous <br />overstory' trees, evergreens, and ornamentals. A Combination of new plantings and <br />existing vegetation appear to satisfy this requirement. <br /> <br />12. <br /> <br />Sidewalks: The preliminary plat appropriatelY continues the sidewalk along the east side <br />or' iodine Street. The final plans have been modified to include a sidewalk bn the north <br />side of [54th Avenue N.W. <br /> <br />l 3. <br /> <br />Mailbox Location: 'The placement of mailboxes for the townhome units should be <br />located along the private streets when possible. Location of mailboxes along public <br />streets will need to be clustered and is subject to the review and approval of the Streets <br />Supervisor. <br /> <br /> <br />
