We offer the following comments: <br /> <br />General: The site plan is proposing a 41,472-square-foot manufacturing facility on the <br />property located at 6690 Sunwood Drive, on the comer of Bunker Lake Boulevard and <br />Sunwood Drive. The subject property is. located within the Sunfish Lake Business Park that <br />received final plat approval on May 14, 2002. The site plan also outlines the'proposal for a <br />Future addition, which would require separate site plan approval prior to the expansion. <br /> <br />Zoning: The site is zoned E-I Employment District. Offices, warehouses, and manufacturing <br />/'acilities are permitted activities within this district. The intended use of the manufacturing <br />~'acility ~'or book binding is within the permitted uses of this district. <br /> <br />Access: The site proposes a single access from Sunwood Drive. This access is located <br />approximately 320 feet from the comer, of Bunker Lake Blvd (County Road 116) and <br />Sunwood Drive. Additionally, the Anoka County Highway Department has submitted <br />t:omments regarding.the necessity to conduct a traffic safety and operational analysis of the <br />intersection at Bunker Lake Boulevard and Sunwood Drive (see attached letter from the <br />Cottnty). Please contact Anoka County about their specific requirements. <br /> <br />Lot Coverage: The proposed building will cover 24% of the total area of the site, which is <br />under the maximum lot coverage of 45%. <br /> <br /> <br />
