Utilitie.s: The facility will be served by municipal sewer and water facilities. There is a 10 <br />fbot drainage and utility easement around the perimeter of the site. <br /> <br />Setbacks: The E-1 Employment District requires front, side, and rear building setbacks of 35 <br />feet, 20 feet, and 35 feet, respectively. Parking lots and paving must be 20,feet from the street <br />right-ol?-way. The proposed building of 41,472 square feet meets all required setbacks. The <br />parking lot also meets required setbacks. However, the future expansion proposed on the site <br />plan tails to meet required setbacks,, and must be addressed before the submittal of a site plan <br />fbr this expansion, <br /> <br />Architectural Standards: Within the E-1 Employment District, exterior wall finishes on <br />buildings must consist of brick, stucco, glass, wood, stone, or pre-cast panels whose surfaces <br />have decorative material or texture. The proposed structure provides a variety of'materials, <br />including textured' pre-cast panels and rock face block. The front of the building facing <br />Bunker Lake Boulevard integrates a variety of colors, materials, and textures to produce a <br />design that is similar to other buildings in the area. Color'renderings of building elevations <br />would greatly supplement the presentation to the 'City Council, as suggested by the Planning <br />Commission. <br /> <br />Waste Storage: The proposed building conforms to City Code requirements to provide an <br />enclosed trash receptacle, which is indicated on the east side of the building. <br /> <br />Off-Street Parking- Spaces Required: City Code requires one parking space for every <br />1,000 square feet of manufacturing space and one parking space for every 300 square feet of <br />office .space within a development..The proposed site plan indicates the need for 36 stalls for <br />the manut'~tcturing portion of the building and 17 stalls for the office portion of the building <br />fbr at total of' 53 stalls. The site plan shows all required parking spaces. <br /> <br />Off-Street Parking - Design: The site plan indicates that the parking area will be 131acktop <br />with concrete curbs and gutters with two landscaped islands within the parking lot. One tree <br />fbr every ten spaces of parking is required to be planted within parking lots. Additionally, <br />parking lot planting areas must have sod, mulch, or other natural ground cover. The proposed <br />site plan includes 6 snowdrift crab trees shading the parking area and all are planted in a red <br />mulch bcd. <br /> <br />Lighting: All exterior lighting on the site must be arranged in such a way.to avoid <br />illumination of the public street. The submitted lighting plan .conforms to City Code if the <br />bulbs in the exterior light posts are not visible from surrounding 13roperties. <br /> <br />Landscaping: The landscaping plan, dated September 19, 2005, is generally acceptable. <br />l~[oweve r, City S taft wants to reiterate that any existing street trees that are damaged or killed <br />due to c~mstruction activities must be replaced. Also, the final location of existing street <br />trees that are to be relocated to provide access to this site shall be coordinated with the City. <br /> <br />Tree Preservation: This site is devoid of any significant tree cover and therefore, no tree <br />preservation plan is necessary. " <br /> <br /> <br />
