Drainage and Grading: Anoka County has requested that a grading and erosion control <br />ptan be submitted that delineates the drainage areas for this development. Please see the <br />attached letter for additional County comments. Additionally, a permit will be required from <br />the ILower Rum River Water Management Organization and the Minnesota Pollution Control <br />Agency. <br /> <br />The City of Ramsey may have additional comments or requirements upon revieTM of the site <br />pian, revised and submitted September 19, 2005, before a building permit is issued. Staff will <br />contact you by October 1st, 2005 if any additional revisions are required. <br /> <br />Loading Docks: City Code requires one loading dock for the first 10,000 square feet of floor <br />space and one loading dock for every additional 25,000 square feet of floor space. The <br />proposed building will require at least two docks, and three are outlined in the site plan. <br /> <br />Park Dedication: The park dedication fee Will be addressed, throUgh the' Tax Increment <br />Financing Agreement between the property owner and the CitY of Ramsey. <br /> <br />Stormwater Management Fee: The Stormwater Management Fee will be paid through the <br />~lax Increment Financing agreement between the property owner and the City of Ramsey. <br /> <br />Sewer and Water Trunk Charges: Sewer and water trunk charges will be paid through the <br />Tax Increment Financing agreement between the property owner and the City of Ramsey. <br /> <br />REU Number: This property will be subject to a storm water utility charge. The quarterly <br />charge is dependent upon the number of residential equivalent units (REU). The total <br />impervious surface coverage is 55%, resulting in a REU of 11.7. If the future addition is <br />completed to the same dimensions as outlined in the current site plan, the impervious surface <br />will be 76% o1: the total site, resulting in a REU of 15.0. The storm water utility fee will be <br />assessed accordingly. <br /> <br />'Ihe City Council will be meeting at 7:00 pm on September 27, 2005 at Fire Station #1 <br />(I 5050 Armstrong Blvd) to review your proposed site plan. However, minor revisions may <br />be requested after review of the revised plans before a building permit is issued.
