Drainage and Grading: Anoka County has requested that a grading and erosion control ptan be submitted that delineates the drainage areas for this development. Please see the attached letter for additional County comments. Additionally, a permit will be required from the ILower Rum River Water Management Organization and the Minnesota Pollution Control Agency. The City of Ramsey may have additional comments or requirements upon revieTM of the site pian, revised and submitted September 19, 2005, before a building permit is issued. Staff will contact you by October 1st, 2005 if any additional revisions are required. Loading Docks: City Code requires one loading dock for the first 10,000 square feet of floor space and one loading dock for every additional 25,000 square feet of floor space. The proposed building will require at least two docks, and three are outlined in the site plan. Park Dedication: The park dedication fee Will be addressed, throUgh the' Tax Increment Financing Agreement between the property owner and the CitY of Ramsey. Stormwater Management Fee: The Stormwater Management Fee will be paid through the ~lax Increment Financing agreement between the property owner and the City of Ramsey. Sewer and Water Trunk Charges: Sewer and water trunk charges will be paid through the Tax Increment Financing agreement between the property owner and the City of Ramsey. REU Number: This property will be subject to a storm water utility charge. The quarterly charge is dependent upon the number of residential equivalent units (REU). The total impervious surface coverage is 55%, resulting in a REU of 11.7. If the future addition is completed to the same dimensions as outlined in the current site plan, the impervious surface will be 76% o1: the total site, resulting in a REU of 15.0. The storm water utility fee will be assessed accordingly. 'Ihe City Council will be meeting at 7:00 pm on September 27, 2005 at Fire Station #1 (I 5050 Armstrong Blvd) to review your proposed site plan. However, minor revisions may be requested after review of the revised plans before a building permit is issued.
