Voting No: None. <br /> <br />COMMISSION BUSINESS <br /> <br />Case #1: Recommend Park Dedication for Sunfish Lake Commons <br /> <br />Parks/Utilities Supervisor Boos stated that on April 3, 2001, the Planning Commission <br />recommended sketch plan approval for a minor subdivision named Sunfish Commons. Park <br />Dedication for commercial property is the greater of 5 percent of fair market value or $2.00 a <br />square foot. Typically in minor subdivisions the original use remains and the park dedication <br />computation is performed on the new lot created. In this case, either the 3.80-acre lot or the <br />1.65-acre lot could be considered "new". As the City becomes involved in more redevelopment, <br />this will be more common. In the above instance, staff would normally average the two lot areas <br />to determine the park dedication. For Sunfish Commons this would equate to a cash dedication <br />of $11,879. However for this case only, staff recommended that the smaller lot be considered the <br />"new" lot crated because the developer is agreeing to construct a bituminous trail parallel to <br /> <br /> Park and Recreation Commission/April 12,2001 <br /> Page 2 of 8 <br /> <br /> <br />
