Nixt indicated he does not know if'it'should be rezoned to commercial or not, but Pulte [-iomes needs to work through the transportation challenges, He stated he does not want to :~e~- commercial traffic coming through a residential area. He indicated the applicant needs to a_ntic/pate how that area will be laid out and how it wiil'relate to the master plan. M~'. l',epe~: agreed they need to look at that area further. He Stated this is a rdatively, new idea, and he believes going through the process they would plat that as an dutl6t for the time being. Ctnairpcrson Ni~t state'd if they are going, to rezone it from residential to ·commercial they should att least .~ce how it will be developed2 He noted there is. a reference in the' Staff report to a co~ccpt plan, howeve~ the Planning Commission 'has not seen that, a~d he askbd if they could. Associate Planner Wald indicated Staff can provide the Planning Commission with a draft copy. She m~ted that the City Council, authorized and initiatad the'master ~>larming Proje'ct, and will be discussing it at a future work session. He indicated there is the: current zoning, and the master concept plan that 'is broader in scope than the sketbh plan but, inflhences t lrc ,sketch plan and different zoning. He. stated as they review this plan he does not know what to ihink is acceptable. .. Associate Planner Wald noted that' the Pulte Homes plan is complying with the-dra~ master planning concept plan. ..
