Hill, Inc.; and Graham Environmental Service, Inc. <br />Staff' offers the following comments: <br /> <br />General: The preliminary plat covers an ar~. of 187 acres. Pulte Homes is proposing to <br />develop 606 housing units on 136 acres of the site. As part of the plat, the developer is <br />creating outlots that will contain commercial development'on 38.5 acres. They are also <br />reserving a 300-foot wide corridor needed for the furore Mississippi River Br/dge <br />Crossing. This corridor is nearly 14 acres in size. The residential portion of the <br />development will consist of I54 smalliiot single 'family homes, 274 village row <br />town_homes, and I78 cora-thorne (back-to-back) townhomes. The plat also dedicates 4.26 <br />acres as a punic park and creates a 2.23 acre home o~vners association park that will <br />contain a pool, tennis and basketball courts, and a clubhouse. <br /> <br />Planned Unit Development (PUD) Zoning: Pulte Homes is proposing that the <br />subdivision be rezoned to a Planned Unit Development (PUD) due to the desire to foster <br />neighborhood design elements as well as to make up for ):he loss of nearly 14 acres being <br />given to the Ci~ for the future Mississippi River Bridge crossing create a unique <br />neighborhood.
