The walk on one side of 147 Ave NW should be changed <br />to a trail. The project provides a trail connection betWeen Ramsey Town Center and <br />Itasca Park along the extension of Bunker Lake Boulevard. Th.is connection is shown on <br />the Master Park and Trail plan and was envisioned as an off road trail. Please review <br />options for providing an east-west trail adjacent to the wetlands. <br /> <br />Trail Fee: The plat is subject to a trail fee and the 2005 rate is $550.00 per unit. Credit <br />to this fee wilt only be given for trails constructed outside of th/s plat. The City wi.ll also <br />consider giving credit for the construction of' an east-west trail along the wetlands. <br /> <br />Sidewalks: Sidewalks m~e proposed through o'ut the site. Sidewalks should be changed' <br />to trails as noted in the trail section. <br /> <br />Landscaping: Tine preliminary landscaping plan is generally acceptabJ, e. The following <br />comments are offered regarding the landscaping plan dated September 6,'2005: <br /> <br />· Planting specifications must be included with the landscaping plan for both <br /> deciduous and coniferous species. <br />· Ever~een trees must be a minimum of five (5) feet in height at installation. <br />· Any trees along Bunker Lake Boulevard should have at least a moderate tolerance <br /> to deicing salt and salt spray. Please verify each species' tolerance to deicing salts <br /> and salt spray that are intended to be along this main th.rough street. <br />· A planting schedule that outlines the quantities of each species being planted, size <br /> of planting material and the type of planting stock must be included. <br />· Lndigidual species must be identified.on the landscaping plan. <br />· Some of the trees intended to be relocated are identified generally as elms. If any <br /> of these are Siberian Elms, they should be removed, not relocated. Siberian Elms <br /> are a prohibited species for planting in the City of P,.amsey. <br />· While it is noted that the canopy cover planting requirements are being satisfied, it <br /> appears that this calculation included the single-family portions of the proposed <br /> developmem. Please verify that canopy cover planthag requ/rements meet or <br /> exceed the rain/mum standards, which should be based on the gross area of .the <br /> town.home portion of' the development and the impervious and pervious areas <br /> within the townhome portion of the development. <br />· Each lot in the single family portions of the development should have two (2) <br /> trees installed. A few lots on 148~h Court (fo not appear to have any trees. Please <br /> veri~, that each single family lot will receive at least two (2) shade trees. <br />· Plantings within the boulevard area and center median must be coordinated with <br /> the Ci¢"s Engineering Department to avoid conflicts with utilities. <br />· Shrub species should be included in the planting schedule. <br />· No tree should be installed within thirty-five (35) feet of the back o£ curb of any. <br /> intersecting street. <br />· No tree should be installed within fi~teen (!5) feet of a hydrant. <br /> <br />-278- <br /> <br /> <br />
