Preliminary Plat and Preliminary Site Plan Review: Ramsey Town center 12th Addition <br />October 28, 2005 <br />Pa gc 3 o I' 6 ~X <br /> <br />A SWPPP is required for this project. It must reference the SWPPP prepared for the Ramsey <br />Town Center Project and provide for transfer of responsibility from RTC, LLC to thi's <br />deveIoper and contractor. <br /> <br />The grading plan shows walkout lots. Architectural plans for the buildings have not been <br />provided. The plans show sidewalks from the walkout side of the lot extending to the <br />sidewalks or trails on the adjacent roads. Our current understanding of the proposed building <br />types indicates they will be slab on grade. Tin_is will require extended foundation wails.to <br />reach walk out grade along with extensive stair systems tO.match the adjacent sidewalk and <br />trail grades, information on. the proposed building styles must be forwarded to the City for <br />review. <br /> <br />Sheets 7 & 8 need spot elevations an~ contour labels. <br /> <br />The Wot Re~'erence Only" note on ali sheets should be moved to the right side of the sMet. <br /> <br /> Utilities: This subdivision will be served by sanitary sewer and city water services that will <br /> be extended into the development. The utilities are stubbed to the lots from the previous <br /> development. <br /> <br />The invert elevations of the proposed building services must be shown on the plans. The <br />vertical separation between the water and sanitary sewer services must be 18". Installation of <br />one water service per building precludes conversion of the units to townhomes in the future. <br />Thc main water meter must be in an accessible space, not in an individual unit. <br /> <br />Water, Sanitary Sewer and Storm Sewer will need to be exte~ded from south of Bunker Lake <br />Boulevard to serve this project. The proposed points of location shown on these plans <br />assmne construction of RTC 8th addition, additional plans will be required if RTC 8t" <br />addition is not constructed prior to this project. The utilities south of Bunker Lake Boulevard <br />were included in the proposed assessments of the Master Development Agreement for <br />Ramsev Town Center.. Construction of the utilities must be coordinated with the city and <br />con~'or~n to the assessment process. Assessments are addressed later in this letter. ' <br /> <br />t l. Tree Preservation. A tree preservation plan is not required as the site is void of trees. <br /> <br />12. Sidewalks. City policy requires installation of sidewalks on both sides Of the street for State, <br /> County and MSA roads, and along one side of the street for local through streets. No <br /> sidewalks are required on cul-de-sacs. Sidewalk was constructed on the north side of the <br /> primary streets by others. <br /> <br />143 <br /> <br /> <br />
