The minimum/maximum <br /> building height in this district is 2-4 stories. <br /> <br />2l. Townhouse Size: City Code requires townhouse units to be a certain size based on the <br /> number of bedrooms the unit will have' <br /> <br />1 bedroom ] 700 square feet <br />2 bedroom t 800 square feet <br />3 bedroom ] 960 square feet <br /> <br /> The preliminary plat/site plan submittal did not include information regarding the unit sizes. <br /> This information must be provided prior to the Planning COmmission meeting on November <br /> 3, 2O05. <br /> <br />2i. Off-Street Parking Requirements: The TC-4 District requires 2 off-street parking spaces <br /> fbr each unit; this requirement is exceeded with the 2-car garages and 20 foot ~ide <br /> driveways. Some parking is allowed on public streets, however, this may not be adequate for. <br /> overflow parking. There are additional .an additional 15 guest parking' spaces proposed <br /> throughout the plat. The Development Contract will require that the parking nodes be <br /> maintained by the Homeowners Association. <br /> <br />2'2. Driveway Length/Width: Under the TC-4a Zoning Code, driveways for the row <br /> townhomes must be at least 20 feet, but no more than 25 feet in length. Because of the <br /> curvilinear streets serving the plat, many of the driveways exceed the 25 foot maximum <br /> length restriction. Wherever possible, driveway lengths should be corrected. A variance <br /> would be required for the units that cannot comply with the driveway length requirement. <br /> <br />23. Landacaping: The landscaping plan, dated October 13, 2005, is generally acceptable. <br /> ~%wever, at least a couple additional shrub species should be included in the plan to provide <br /> greater diversity. All species are either acceptable or preferred as outlined in the Ramsey <br /> Tree Book and meet or exceed the minimum size requirements. It appears that the square <br /> ~botage of canopy cover exceeds the minimum required, but this cannot be verified without <br /> thc total area of the site, and both the pervious and impervious area calculations. A revised <br /> plan must be submitted that includes additional shrub species and the pervious/impervious <br /> surl:'ace calculations. <br /> <br />7.4. Ground Cover/Irrigation: The development is required to establish sod in all areas not <br /> improved with structures or pavement. An irrigation system will need to be provided <br /> tht't)ttghout the development where sodded and landscaped areas will be established. Any <br /> irrigation systems will need to be reviewed and approved bY the City Engineer. <br /> <br /> <br />
