P44 <br /> <br />Mr. Nielson replied the Pehlke property to the north is sufficient in size and Mil be buildabte. <br /> <br />Donna McClain, 15133 Nowthen Boulevard, stated according to this preliminary plat there is a <br />road coming up to the side of her property. It has been stated that this road will be extended <br />through her parcel to align with 1-51st Avenue on the west side of NoWthen Blvd. in the future. <br />She stated she has not been talked to by a developer or anyone else about a road going through <br />her property, but it seems to be planned that it will extend through her yard. <br /> <br />Assistant Community, Development Director Frolik explained that the City requires Developers <br />to plan for future road connections. Until Ms. McClain is a willing seller, Lot 1. and Outlot A <br />cannot be developed and the temporary access to Nowthen via City. Hall driveway will stay as it <br />is today. <br /> <br />Chairperson Nixt informed Ms. McClain that if this property were to be developed for public <br />purpose, the City has the ability to take her property by condemnation/ The City is anticipating <br />setting this area up for a future Public/Quasi Public use. <br /> <br />Ms. McClain asked if the City has talked to the County regarding this site. <br /> <br />Assistant Community Development Director Frolik replied the plans have been forwarded to the <br />County, and they have not responded yet. <br /> <br />Ms. McClain stated the COunty found it interesting that the City is proposing a future middle <br />school because they have not been asked about the school and they do not like access on a county <br />road. The County would have rather seen the access for the 'school off of Alpine Drive.' She <br />stated she f'mds it disturbing that the City is planning on a road to go through her property and <br />she has not been asked anything about it. <br /> <br />Chairperson Nixt indicated he understands Ms. McClain's reservations. At the present time there <br />are no immediate plans to extend the road. If the road extension happens, it could be many years <br />in the future, or it could be in the foreseeable future. The Commission recognizes that Ms. <br />McClain is opposed to the street extension. <br /> <br />City Engineer Linton advised there .will be a T intersectioh between the new street and the <br />existing City Hall driveway, with no bituminous out to the current south edge of the driveway. <br />City Hall access will be upgraded to accommodate the traffic. <br /> <br />Chairperson Nixt asked if there has been consideration of the comments raised regarding the <br />school access being off of Alpine Drive. He questioned if there is enough road width preserved <br />if the County were to require access to the school off of Alpine Drive. <br /> <br />City Engineer Linton replied there was discussion about making Helium Streeet wider to allow <br />for on-street parking for school events.
