Preliminary Plat and Preliminary Site Plan Review: .Ramsey Town Center 12th Addition . <br />November 23, 2005 <br />Page 2 of 7 <br /> <br />5. Setbacks: The TC4-a Zoning District requires the following setbacks: <br /> <br />Front yard <br /> <br />Side yard <br />Rear yard <br /> <br />0 to 25 feet as measured from buitding front to edge of sidewalk, road <br />right-of-way or back of street curb; <br />:None, unless required by building code; ' <br />None, unless required by building code. <br /> <br />Due to the sig-nificant gade changes between the Plat and Bunker Lake Blvd., the buildings <br />are sited with front yard setbacks that range from 28 to 35 feet from the fight-of-way or <br />property line~ An application for a variance to the front yard setbacks has been received by <br />the City and will be submitted to the Board of Adjustment for review and action on <br />December I, 2005. <br /> <br />Public Streets: All of the public streets (Zeolite, Xenolith, 147th Terrace, Willemite and <br />Ramsey Town Center Drive) are either existing or under construction as a part of the plat <br />approvals for Ramsey Town Center 8th, 9th and 10th Additions. <br /> <br />Private Streets: The table below indicates City Code requirements for private street <br />lengths: : <br /> <br />Maximum private street length without a <br />turnaround provided <br />Maximum private street length with a <br />.turn/ng provision provided <br />Max/mum private street length with a cul- <br />de-sac provided <br /> <br />200 feet <br /> <br />300 feet <br /> <br />600 feet, when exceeding the 300 foot length <br />requirement, the private street width must be <br />32 feet. <br /> <br />There are no private streets proposed on the preliminary plat. ' <br /> <br />Open Space: The Town Center Development Review Guidelines encourage the integration <br />of private courtyards and pocket parks within the TC-4 Neighborhood District. These small <br />green areas provide important breathing space, contribute to stormwater management, and <br />offer additional recreational amenities to serve the building tenants. There are several <br />pockets of greenspace between the buildings that range from 30 to 50 feet in width. The <br />preliminary site plan complies with the development guidelines. . <br /> <br />-415- <br /> <br /> <br />
