A tree preservation plan is not required as the sire is void of trees. Sidewalks. City policy requires installation of sidewalks on both sides of the street for State, County and MSA roads, and along one side of the street fbr local through streets. No sidewalks are required on cul-de-sacs. Sidewalk was constructed on the north side of the primary streets by others. 13. Park Dedication/Trail DevelOpment: Per the Master Development Ageement, the City and the Master Developer have negotiated a Park and Trail Dedication Agreement. In accordance with the Park and Trail Dedication A~eement, there-is no park dedication or trail development fees owed on this plat. However, there is a park payment obligation in the First Amendment to the Master Development Ageement that requires a cash payment to the City upon sale of the property in an amount equaI to-750 times the number of eligible units on the property, in accordance with the zoning regulations. 14. Traffic Generation: As part of the Town Center AUAR, a detailed traffic analysis was completed that anticipated the type and size of deVelopment shown on the plat. The proposed development is consistent w/th the traffic modeling system used as part of the AUAR analysis. Regional road improvements to facilitate the whole Ramsey Town Center development have been agreed upon and have already begun construction. This proposed development does not generate more traffic than was anticipated. 15. S'tormwater Trunk Fees: The 2005 Stormwater Trtmk Fee is $384.00 per un/t. This fee will need to be paid prior to the City releasing the final plat mylars for recording. The fee in place at the time of the plat approval will be charged. 1.6. Sewer and Water Trunk Fees: The 2005 Sewer and Water Trunk fees are $2,962.00 per unit. These fees will need to be paid prior to the City releasing the final plat mylars for. recording. The fee in place at the time of the plat being recorded is the one that will be charged. 17. 18. Ramsey Town Center Phase I Roadway Improvements, Phase II Roadway Improvements, AU'AR Roadway Improvements, Parking Facility Improvements: In. accordance with City. of Ramsey Resolutions 05-02-065, 05-02-066, 05-02-067 and 05-02-. 068, assessments for Ramsey Town Center Phase I Roadway Improvements, Phase II Roadway Improvements, AUAR Roadway Improvements, and parking facility improvements shall be payable to the City. in a single installment prior to the release of the final plat mylars for recording. Total payment due includes principal plus accrued interest in the amount of 6.3% per annum commencing February 22, 2005. Other Permits. The Developer is responsible for obtaining any and all permits required from other regulatory, agencies. -4t 7- -
