A tree preservation plan is not required as the sire is void of trees. <br /> <br />Sidewalks. City policy requires installation of sidewalks on both sides of the street for State, <br />County and MSA roads, and along one side of the street fbr local through streets. No <br />sidewalks are required on cul-de-sacs. Sidewalk was constructed on the north side of the <br />primary streets by others. <br /> <br />13. Park Dedication/Trail DevelOpment: Per the Master Development Ageement, the City <br /> and the Master Developer have negotiated a Park and Trail Dedication Agreement. In <br /> accordance with the Park and Trail Dedication A~eement, there-is no park dedication or trail <br /> development fees owed on this plat. However, there is a park payment obligation in the First <br /> Amendment to the Master Development Ageement that requires a cash payment to the City <br /> upon sale of the property in an amount equaI to-750 times the number of eligible units on the <br /> property, in accordance with the zoning regulations. <br /> <br />14. <br /> <br />Traffic Generation: As part of the Town Center AUAR, a detailed traffic analysis was <br />completed that anticipated the type and size of deVelopment shown on the plat. The proposed <br />development is consistent w/th the traffic modeling system used as part of the AUAR <br />analysis. Regional road improvements to facilitate the whole Ramsey Town Center <br />development have been agreed upon and have already begun construction. This proposed <br />development does not generate more traffic than was anticipated. <br /> <br />15. S'tormwater Trunk Fees: The 2005 Stormwater Trtmk Fee is $384.00 per un/t. This fee <br /> will need to be paid prior to the City releasing the final plat mylars for recording. The fee in <br /> place at the time of the plat approval will be charged. <br /> <br />1.6. Sewer and Water Trunk Fees: The 2005 Sewer and Water Trunk fees are $2,962.00 per <br /> unit. These fees will need to be paid prior to the City releasing the final plat mylars for. <br /> recording. The fee in place at the time of the plat being recorded is the one that will be <br /> charged. <br /> <br />17. <br /> <br />18. <br /> <br />Ramsey Town Center Phase I Roadway Improvements, Phase II Roadway <br />Improvements, AU'AR Roadway Improvements, Parking Facility Improvements: In. <br />accordance with City. of Ramsey Resolutions 05-02-065, 05-02-066, 05-02-067 and 05-02-. <br />068, assessments for Ramsey Town Center Phase I Roadway Improvements, Phase II <br />Roadway Improvements, AUAR Roadway Improvements, and parking facility improvements <br />shall be payable to the City. in a single installment prior to the release of the final plat mylars <br />for recording. Total payment due includes principal plus accrued interest in the amount of <br />6.3% per annum commencing February 22, 2005. <br /> <br />Other Permits.
