The proposed building constitutes about 27% (31,600 square feet) lot coverage. All proposed <br />structure locations comply with all setback requirements. The exterior finishes on the buildings <br />are proposed to be a painted exterior rock face in two color variations. The bottom quarter of the <br />buildings will be finished in a utility brick. The roof is a prefinished metal cap flashing with the <br /> <br />canopy of the doorways a prefinished metal <br />in compliance with City Code. City Code <br />buildings; Phase one proposed a total of 78 <br /> <br />material. The number of loading berths proposed is <br />requires a minimum of 112 parking space for both <br />stalls, with Phase two proposing 60 stalls for a total <br /> <br />of 138 parking stalls. In accordance with City Code, all traveled surfaces of the site will be <br />paved with bituminous and finished with B-612 concrete curb. A 20 foot landscaped area is <br />required along all streets and is provided. In order for the landscaping to meet the minimum <br />requirements, trees will need to be placed on the south and west property lines. Coordination <br />with existing developments or landscape plans with adjoining property lines should be <br />considered. Additionally, more than one species of deciduous and coniferous trees should be <br />planted for the areas along the street. <br /> <br />Mark Peck presented a rendering of the proposed buildings and explained that he currently owns <br />the building across the street and would follow the same architectural facade. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Kociscak, to recommend that <br />City Council approve the proposed site plan for the two proposed office/warehouse buildings to <br />be located on the West Radium Business Park Center Development contingent upon compliance <br />with City staff review letter dated March 3, 2000. <br /> <br />Motion Carried. Absent: Commissioners Jensen and Nixt. <br /> <br />Case/412: Request for Site Plan Review; Case of Ace Solid Waste <br /> <br />Community Development Assistant Barnett stated that the City of Ramsey has received a request <br />for site plan review from ACE Solid Waste. The plan proposes to construct an office facility <br />with a truck terminal and a future recycling transfer station. The site is generally located west of <br />Azurite Street and North of McKinley Street. The first phase of the facility is proposed to be <br />19,926 square feet with a second floor mezzanine area of 1,248 square feet. A possible future <br />addition to this site is a 17,100 square foot recycling transfer station. The site plan being <br />considered at this time is only applicable to the initial 21,174 square feet (19,926 + 1,248). The <br />proposed building and its future expansion complies with the 35% building coverage restriction <br />and all setback requirements. The exterior finish on the building is proposed to consist of rock <br />and smooth face concrete block with a prefinished metal cap and a prefinished metal wrapped <br />column and canopy for the entrance. One loading berth is required and one is provided. The <br />loading berth will be located on the rear, or north wall. The site plan proposes to have four <br />accesses, two onto Azurite Street and two onto McKinley Street, which is acceptable to the City <br />Engineer.
