Chairperson Nixt indicated sometking would be needed. He asked who would provide <br />comments on this type of system for preliminary plat, since the Planning Commission is <br />not familiar with the set-up or the knpact it may have on the neighboring properties. <br /> <br />Associate Planner Wold stated the Engineering Department will provide a detailed review <br />during preliminary plat. <br /> <br />Chairperson Nixt indicated he would be looking for comments /hat a septic system this <br />size would only impact this site. <br /> <br />Commissioner Brauer ag'reed he would like verification that this has been thoroughly and <br />knowledgeably reviewed. <br /> <br />Associate Planner Walt indicated they usually provide that information at preliminary <br />plat, but at sketch plan they do not have that level of detail. <br /> <br />Chairperson Nixt asked where the well would be located. <br /> <br />Mr. Stradlund indicated that right now they are proposing individual wells and a common <br />septic system. <br /> <br />Associate Planner Wold noted a comment has been provided by Staff to look at a <br />communal well. <br /> <br />Commissioner Van Scoy asked if at the time City sewer was put in, they would not also <br />be providing City water, which would require tearing up the streets, tie asked if there <br />had been any consideration to putting the common septic system into a future right-of- <br />way that will be tom up anyway. <br /> <br />ND. Stradlund stated they could look at that option. <br /> <br />Associate Ptanner Wold indicated in this case the City would like an east/west connection <br />to 177th be platted as part of this development. <br /> <br />Commissioner Van Scoy stated there are wetlands here, and asked if any of the lots <br />would require wetland buffeting, especially Lots 6 and 7. <br /> <br />Associate Planner Wold indicated it is very possible the Wetland Ordinance will be in <br />place before this comes in for preliminary plat, so it would be subject to that ordinance. <br /> <br />Chairperson Nixt noted this is not a public hearing; however he would entertain <br />comments from the audience. <br /> <br />Tom Adriaens, 17680 Argon Street, stated the neighborhood concern is how this parcel <br />could go from R-1 Rural Developing to R-I. He indicated they were under the <br /> <br />14 <br /> <br /> <br />
