impression it would be 2 ~/,- acre lots, and wondered how this has happened and what they <br />can do. <br /> <br />Chairperson Nixt stated the Cluster Ordinance was considered for over a ye~, and <br />adopted last month to allow development in this way. He noted there were many public <br />heatings where notice was given, and discussions in length. He stated if there are <br />concerns it would be best to contact the City Council. <br /> <br />Commissioner Johnson explained one reason for th/s is there are many large lots in the <br />City, and the people with those lots have a hard time figuring out how it will develop in <br />the future. He stated the City aisc has a hard time determining road patterns. He <br />indicated what this does is allows people with large acreage to develop at the old density, <br />bm cluster them on smaller lots on the property by showing how the rest of the property <br />could develop in the future. He noted it has worked welI in other communities. <br /> <br />Nh:. Adriaeus stated he understands the concept, however the problem the neighbors are <br />having is that they have been thinldng these would be 2 ½ acre lots, and now it will be a <br />cluster development and they are having trouble tying the two together. <br /> <br />Chairperson Nixt stated the good news is this is the only development that will be on this <br />site until services are available. <br /> <br />Commissioner Johnson added the other good thing is the City has typically found that <br />developers want to make this work with the neighbors, and he suggested they talk to the <br />developer to work out issues before preliminary plat. <br /> <br />Commissioner Brauer urged the neighbors to work with City Staff and the developer to <br />work out a solution for both parties, and also tO talk to the City Council if they are <br />concerned with the density. He noted this is the first development the Planning <br />Commission has seen under the new ordinance. <br /> <br />Mr. Adrians asked if 16 lots have been approved. <br /> <br />Commissioner Jolmson stated the cluster ordinance has been approved, and this <br />development meets the ordinance, however how the lots are laid out is not finalized. <br /> <br />Commissioner Van Scoy noted that the Comprehensive Plan is under review, and if Mr. <br />Adrians has a concern with how the City is developing he needs to talk te the City <br />Councii and Staff. <br /> <br />Ken Thomas, 17655 Argon Street, indicated what he has shows 38 sites. <br /> <br />Associate Planner Wald stated that shows the potential for development if City sewer and <br />water were available, but only 16 lots will be developed until City services are available. <br /> <br />Nh:.
