Frank Yamoutpour, applicant, stated he is in negotiations with the City to determine if the City <br />can purchase this location. He stated everyone should know the gas station industry is changing <br />in this country, and there is no market for the gas due to places like Wal-mart and Cobom's. In <br />the near future gas stations should have a lot of other establishments under the same roof, <br />whether they like it or not. He stated there is not an issue with traffic on this site. He asked the <br />Councilmembers to come and show him the traffic. If someone can show him the traffic he will <br />remove his application. <br /> <br />Mayor Gamec explained the City needs to look at the problems of traffic when dealing with this <br />site. There have been several people in the area that have said it is difficult to get traffic in, and <br />it is a problem. The Council appreciates Mr. Yamoutpour's comments and wishes him the best <br />of luck. <br /> <br />City Attorney Goodrich suggested the following change to finding # 17: "...that identifies traffic <br />safety concerns with traffic flow..." <br /> <br />And the following additional finding: "Approval of the site plan application will adversely <br />impact the public health, safety and welfare because of the traffic congestion existing at the <br />entrance to the subject property from Sunfish Lake Boulevard." <br /> <br />Motion by Councilmember Elvig, seconded by Councilmember Olson, to adopt Resolution #06- <br />01-033 adopting Findings of Fact #0751 relating to a request from Vanak, LLC, for an expansion <br />of the Sunfish Express Facility with the following modification to finding #17: "...that identifies <br />traffic safety concerns with traffic flow..." and with the following additional finding: " <br />Approval of the site plan application will adversely impact the public health, safety and welfare <br />because of the traffic congestion existing at the entrance to the subject property from Sunfish <br />Lake Boulevard." <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Elvig, Olson, Cook, Pearson, and <br />Strommen. Voting No: None. Absent: Councilmember Jeffrey. <br /> <br />Further discussion: Councilmember Elvig stated it is disheartening to deny this application. He <br />understands Mr. Yamoutpour's desire to create more services under one roof, but this is not the <br />right location. He is not happy to vote against this expansion, as they like to see businesses <br />flourish in the City. <br /> <br />Motion by Councilmember Elvig, seconded by Councilmember Olson to deny the site plan <br />application for an expansion of the Sunfish Express Facility at Highway #10 and Sunfish Lake <br />Boulevard, based on the findings of fact in the negative. <br /> <br />Motion carried. Mayor Gamec, Councilmembers Elvig, Olson, Cook, Pearson, and Strommen. <br />Voting No: None.
