minimum, the Planning Commission recommended that the development agreement require that <br />the homes be sited in areas of the lot where the width is at least 160 feet. <br /> <br />Mr. Peck stated that Northfork Inc., will require that the homes be set where the lot is 160 feet <br />wide. <br /> <br />Community Development Director Frolik questioned the City Attorney if the setbacks would <br />require a variance or if they could be included in the development agreement and his response <br />was that the setbacks could be included in the development agreement since they are under PUD <br />standards. <br /> <br />Councilmember Zimmerman inquired if all the homes will be constructed at similar setbacks. <br /> <br />Mr. Peck replied yes, except for Lot 8. <br /> <br />Councilmember Zimmerman inquired about the tree preservation program. <br /> <br />Mr. Peck explained that, in the past, Northfork Inc., has hired Kunde Company to do an <br />individual analysis on each wooded lot. They will be requiring that each homeowner meet with <br />the Kunde Company prior to construction to determine the best location for their homes having <br />the least amount of impact on the trees. <br /> <br />Motion by Councilmember Hendriksen, seconded by Councilmember Zimmerman, to approve <br />the preliminary plat for Northfork Oaks 4th Addition contingent upon developer compliance with <br />City Staff Review Letter dated March 2, 2000 and that all lots be at least 160 feet wide at the <br />building site. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Hendriksen, Zimmerman, <br />Anderson, and Connolly. Voting No: None. <br /> <br />Case #7: <br /> <br />Request for a Grading Permit in Northfork Lake Addition; Case of North <br />Fork, Inc. <br /> <br />Community Development Director Frolik stated that on February 15, 2000, the City received an <br />application from North Fork, Inc. to regrade Lots 3 and 4, Block 2, Northfork Lake Addition. <br />The purpose of the project is to create more attractive, walkout style building sites. In 1995, and <br />again in 1997, the City issued grading permits to North Fork, Inc. to regrade Lots 3 and 4 in <br />Northfork Lake and export approximately 15,000 cubic yards of material from the site. The <br />grading permit was approved in order to create more attractive, walkout style building sites. <br />Both of the previous grading permits lapsed prior to the grading project being initiated or <br />completed. In February of this year, the City received a new application for a grading permit on <br />the subject property. The revised project would consist of movement of about 6,000 yards of <br />materials and no exporting of soils from the site.
