Case #5: <br /> <br />Request for Site Plan Review of Addition to Dyna-Plast; Case of Dyna- <br />Plast/OIson General Contractors <br /> <br />Community Development Director Trudgeon stated that Olson General Contractors has applied <br />for site plan review for an expansion to Industrial Associates' existing facility housing Dyna- <br />Plast Inc., which is currently located at 13911 Unity Street NW in Business Park 95 - 6th <br />Addition. The site plan is proposing to construct a 5,760 square foot manufacturing addition <br />onto the existing 23,400 square foot facility. The subject property is 174,245 square feet (four <br />acres) in size and is zoned E-1 Employment. The proposed addition is a permitted use in this <br />district. The site plan is exceeding all setbacks and lot coverage has been calculated at 17%, <br />which is under the 45% maximum lot coverage restriction established in City Code. No new <br />accesses are proposed. The exterior material will match the existing building. The grading and <br />drainage have been reviewed by the Engineering Department and the existing curve numbers <br />meet the requirements for the site. The landscaping plan is acceptable. The initial site plan for <br />the existing building was subject to the approval of the Business Park 95 Architectural Review <br />board, which is now abolished. However, the site plan for the expansion does meet all of the <br />requirements set forth in the Business Park 95 covenants established September 28, 1995. Mr. <br />Trudgeon stated that the Planning Commission reviewed the site plan on November 3, 2005, and <br />are recommending approval. <br /> <br />Motion by Councilmember Pearson and seconded by Councilmember Cook to approve the site <br />plan for Dyna-Plast upon compliance with City Staff Review Letter dated October 28, 2002. <br /> <br />Further discussion: Councilmember Elvig inquired about additional parking. Mr. Trudgeon <br />replied that they are adding 13 parking stalls and pointed out on the map where they would be. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Pearson, Cook, Elvig, Jeffrey, <br />Olson and Strommen. Voting No: None. <br /> <br />Case #6: <br /> <br />Request for Site Plan Review of Addition to Links at Northfork; Case of The <br />Links at Northfork GC, LLC <br /> <br />Community Development Director Trudgeon stated that The Links at Northfork, 9333 Alpine <br />Drive NW, has applied for site plan review for an expansion to the Link's existing clubhouse. <br />The site plan is proposing to construct a 1,866 square foot clubhouse addition onto the existing <br />6,141 square foot facility. The subject property is approximately 60 acres in size and is zoned <br />PUD; the proposed addition is a permitted use in this district. The site plan is exceeding all <br />setbacks and lot coverage is sufficiently under the 45% maximum lot coverage restriction. The <br />site plan shows 265 existing parking stalls which meets the requirements for clubhouses. No <br />new accesses are proposed. The exterior materials will match the existing building, the grading <br />and drainage plan has been reviewed by the Engineering Department and meets the requirements <br />and the landscaping plan is acceptable.
