Mayor Gamac wondered if each development will have a central septic. <br /> <br />Mr. Trudgeon indicated they would. <br /> <br />Wild Oaks of Ramse¥ <br /> <br />This sketch plan proposes 14 single-family lots on 173rd Avenue, east of Armstrong Boulevard. <br />The site has an extensive amount of wetlands and also has limited street connection options. <br />Consensus of the City Council was that the proposed cul-de-sac is too long as presented and that <br />the Developer should talk to the landowner to the west about working together to create a road <br />connection. The developer has requested to discuss the layout once again with the City Council <br /> <br />Mr. Towelman, developer, stated the project has fourteen single-family homes now but will be <br />eighteen single-family homes when City sewer and water come in. <br /> <br />Councilmember Cook reviewed the history of the land with the rest of the Council. He stated his <br />concern was the future use of the land. He stated they need to have something in here that they <br />are only allowed so many units and the rest will be left as open space. <br /> <br />Mr. Towelman stated the rest of the land will be left for wildlife. <br /> <br />Councilmember Strommen wondered if Outlots A and B will remain open space forever. <br /> <br />Mr. Towelman indicated it would. <br /> <br />Councilmember Strommen wondered how they would handle park dedication on this. <br /> <br />Mr. Trudgeon stated park dedication will not change and they will still be required to dedicate <br />land or money to the City. <br /> <br />Mayor Gamac thought the proposed plans addressed some of the concerns regarding this project. <br />He stated the main concern is the long roads for emergency services but he thought that would be <br />fixed when the properties around this develop. <br /> <br />Mr. Trudgeon stated if this remains as is, it will require a variance. <br /> <br />Mayor Gamac stated he would like to see one owner under the association for outlots. <br /> <br />Councilmember Strommen stated she would prefer outlots to be turned over to the Homeowners <br />Association. <br /> <br />It was suggested by the Council to put a conservation or drainage easement over the outlots so <br />they cannot be developed in the future. <br /> <br />City Council Work Session / December 5, 2005 <br /> Page 7 of 10 <br /> <br /> <br />
