Shadetree Creek <br /> <br />This sketch plan proposed 16 single-family lots on Erkium Street and 177th Avenue. The <br />Council expressed a desire to have the lots clustered to the north of the property instead of along <br />the east property line as the Developer is showing. A possibility was raised that 177th Avenue <br />could extend into the property that would allow for better circulation for the area. In looking into <br />the matter, Staff has discovered that no additional right-of-way for 177th Avenue was required as <br />part Echo Ridge 2nd Addition. Therefore, 177th Avenue will need to be extended about a quarter <br />of a mile to reach the development property. Staff and the Developer would like to discuss this <br />situation with the City Council. <br /> <br />Mr. Tmdgeon reviewed three street layouts with the Council. He indicated layout one was the <br />most expensive and would affect many trees by going with that layout and layout three was the <br />least expensive choice. <br /> <br />Councilmember Strommen wondered what road alignment they would choose if all of the <br />properties would develop at once. <br /> <br />The Council thought option three was the most logical layout for the roadway and also the <br />cheapest. <br /> <br />Councilmember Cook wondered where the $216,000 was coming from to build the road. <br /> <br />Mr. Trudgeon was not sure. <br /> <br />The developer wanted to make sure there was some Council commitment, such as condemnation, <br />if needed before he went forward with the project. The developer thought it would be best if the <br />City discussed this with Mr. Longfeld regarding condemnation. <br /> <br />Mayor Gamac wondered if there was something Mr. Longfeld would agree to regarding the <br />right-of-way. He thought Mr. Trudgeon should discuss this with Mr. Longfeld first before <br />automatic condemnation. <br /> <br />Mayor Gamac wondered if the City got the right-of-way, if the developer would share in or pay <br />for the cost of blacktopping the road. <br /> <br />The developer was not sure if that was what he wanted to do because the Council previously <br />agreed to pay for the road if they could make the road connect and rearrange the development. <br /> <br />Councilmember Strommen stated she could not make a commitment before they saw an actual <br />sketch plan of the proposed development. <br /> <br />Councilmember Cook stated he liked and wanted the original sketch plan. He did not think they <br />gained anything by changing the plan.
