Mr. Franta runs a clean, indoor operation and the <br />City has not received any zoning complaints regarding operations of the Conditional Use Permit. <br />City Staff and the Planning Commission recommend approval of the request to amend the <br />conditional use permit. <br /> <br />Councilmember Anderson asked about a paved surface and the concerns about a gravel surface. <br />She noted she did not see the curb issue resolved. <br /> <br />Community Development Director Frolik stated the Planning Commission recommended it be <br />waived. She noted it could be discussed with the site plan, which is Case #5. <br /> <br />Councilmember Hendriksen asked if merely doing business with Canvas Craft would preclude a <br />Councilmember from acting on this matter. <br /> <br />City Attorney Goodrich responded no. <br /> <br />Motion by Councilmember Connolly and seconded by Councilmember Zimmerman to adopt <br />Resolution #00-05-127 adopting Findings of Fact//0521 relating to the request for a conditional <br />use permit amendment from Canvas Craft. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Connolly, Zimmerman, <br />Anderson, and Hendriksen. Voting No: None. Absent: None. <br /> <br />Motion by Councilmember Hendriksen and seconded by Councilmember Connolly to approve <br />the request for a conditional use permit amendment from Canvas Craft based on the findings of <br />fact, and adopt Resolution//00-05-128 declaring the terms of same. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Hendriksen, Connolly, Anderson, <br />and Zimmerman. Voting No: None. Absent: None. <br /> <br />Case//5: Request for Site Plan Review; Canvas Craft <br /> <br />Community Development Director Frolik explained that the City has received a request for site <br />plan review from Canvas Craft. The plan proposes to construct a manufacturing addition onto an <br />existing building. The site is located at 7815 Riverdale Road, generally south of State Highway <br />#10 and east of Armstrong Boulevard. Site Plans are not required to be subjected to public <br />hearings; however, a Conditional Use Permit amendment is required to expand the <br />manufacturing portion of the retail business. Therefore, property owners within 350 feet of the <br />subject property are aware of the proposed expansion. Canvas Craft is proposing a 2,520 square <br />foot addition onto an existing building in the Highway Business District. The proposed <br />addition and existing building comply with the 35% building coverage restriction and all setback <br />requirements. The exterior finish on the building is proposed to consist of rock and smooth face <br />concrete block that will match the existing building materials.
