be installed along the bituminous path. The Planning Commission reviewed the Ramsey Towne <br />Square site plan at their May 2, 2000 regular meeting. Mr. Johnson has submitted a revised plan <br />that complies with most of the items on the City Staff Review letter. <br /> <br />Wayne L. Johnson, North Lake Properties, explained that he anticipates having nine or ten <br />tenants in the building ranging in size from 1,000 square feet to 2,600 square feet. He stated that <br />they designed the project very carefully to create a facility that will be a real asset to the <br />community and provide space for businesses in the area. <br /> <br />Len Lampert, Lampert and Associates, presented examples of materials proposed to be used on <br />the exterior building. <br /> <br />Councilmember Hendriksen inquired if any of the materials will be painted. <br /> <br />Mr. Lampert replied no. <br /> <br />Councilmember Anderson questioned how traffic will be moved in and out of the building. <br /> <br />Mr. Johnson reviewed three access sites for the development. <br /> <br />Motion by Councilmember Connolly, seconded by Councilmember Hendriksen, to approve the <br />proposed site plan of Ramsey Towne Square contingent upon compliance with the City Staff <br />letter dated April 27, 2000. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Connolly, Hendriksen, and <br />Anderson. Voting No: None. <br /> <br />Case #7: <br /> <br />Request for a Conditional Use Permit to Exceed Sign Size and Height <br />Restrictions; Case of W.L. Johnson/Ramsey Towne Square <br /> <br />Community Development Director Frolik stated that on April 15, 2000, the City received an <br />application from North Lake Properties (W.L. Johnson) to exceed the sign size and height <br />restrictions for the proposed Ramsey Towne Square commercial building in the B-1 Business <br />District along T.H. #47. In the commemial and industrial districts, the City Code restricts the <br />ground or freestanding sign size to 100 square feet (200 square feet aggregate surface area). Sign <br />heights are restricted to 25 feet from grade to top of sign. W.L. Johnson is proposing a <br />freestanding sign that includes a 210 square foot sign and a 40 square foot reader board, for a <br />total of 250 square feet. The sign height is proposed to be 30 feet. The applicant is proposing a <br />17,000 square foot multi-tenant commercial building with a minimum of nine tenants, one that <br />may be a potential franchise business. The applicant states the need for a sign that exceeds the <br />sign size restrictions is to provide adequate signage for multi-tenants. In a similar case, the <br />Ampride station at Sunfish Lake Boulevard and Highway #10 had a 104 square foot business <br />identification or logo sign.
