The Planning Commission and City Council granted them a 25 square <br />foot overage in the sign size restrictions to facilitate the addition of the reader board to their <br />pylon sign. The Planning Commission and City Council also granted Burger King a similar <br />conditional use permit to construct a franchise sign along Highway #10. Rivers Bend Plaza <br />received a permit for a 300 square foot sign to facilitate their tenants. The Planning Commission <br />held a public hearing on May 2, 2000. No written or verbal comments were received. The 100 <br />square foot sign space per parcel may be inadequate for strip malls or multi-tenant buildings. <br />The Planning Commission recommended approval of the request to exceed the sign size and <br />height restrictions. This results in a total sign space of 250 square feet, with the sign not to <br />exceed 30 feet in height. None of the individual business identification spaces on the pylon sign <br />should exceed 100 square feet. <br /> <br />Mayor Gamec inquired how the proposed sign would fall into place with SA's sign. <br /> <br />Community Development Director Frolik replied that SA has a ground monument sign and <br />Rivers Bend Plaza received a conditional use permit for 300 square foot sign and a height of 30 <br />feet. <br /> <br />Wayne L. Johnson, North Lake Properties, stated that he will probably have ten tenants and the <br />three most important things to a tenant are visibility, access and adequate signage. <br /> <br />Motion by Councilmember Connolly, seconded by Councilmember Hendriksen, to adopt <br />Resolution #00-06-148 adopting Findings of Fact #0525 relating to North Lake Properties (W.L. <br />Johnson) request for a conditional use permit. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Connolly, Hendriksen, and <br />Zimmerman. Voting No: None. <br /> <br />Motion by Councilmember Hendriksen, seconded by Councilmember Connolly, to approve <br />North Lake Properties (W.L. Johnson) request to exceed sign size and height restrictions based <br />on the findings of fact, and adopt Resolution #00-06-149 declaring terms of the conditional use <br />permit. <br /> <br />Motion carried. Voting No: None. <br /> <br />Case #8: <br /> <br />Adopt Ordinance to Rezone Property from B-1 and B-2 Business to Planned <br />Unit Development; Case of Mallard Ponds <br /> <br />Community Development Director Frolik stated that on May 23, 2000, the Ramsey City Council <br />introduced for adoption a rezoning on certain parcels from B-1 and B-2 Business to Planned Unit <br />Development (PUD).
