Voting No: None.

Case #10: Mallard Ponds Site Plan Revision; 'Case of Chris Bulow

Hendriksen,

Community Development Director Frolik stated that the Mallard Ponds received approval for a
townhouse development in June 2000. The development consists of nine quad-homes, twenty-
six detached townhomes, and sixteen twinhomes units. Each dwelling Was approved with
exterior materials consisting of maintenance free siding with decorative brick facing incorporated
around the garage doors and front doors. Chirs Bulow is requesting that Mallard Pond's site plan
be revised to eliminate the decorative brick on the nine quad-homes. Due to the narrow space
around the garage and front doors, Mr. Bulow feels that the brick facing is neither aesthetically
pleasing, nor can it be constructed durably to eliminate bricks from chipping and breaking off the
walls. Mr. Bulow has indicated to staff that applying brick wainscoting would ultimately result
in high maintenance for the homeowner~ association. The area where brick facing was
previously approved is approximately nine inches wide and typical brick is eight inches wide.
The Building Official inspected a quad-home unit and it is his opinion that decorative brick can
architecturally be applied around the garage and front doors in a sound, structural manner. Ms.
Frolik noted that the detached towmhomes and twin-homes have a brick wainscoting.

Councilmember Connolly stated that she viewed the quad-homes and agreed with the difficulty
of applying the brick.

Motion by Councilmember Connolly, seconded by Councilmember zimmerman, to approve the
request from Chris Bulow to waive the decorative brick requirement around the garage and front
doors on nine quad homes in the Mallard Pond Subdivision.

Motion carried. Voting Yes: Mayor Gamec, Councilmembers Connolly, Zimmerman,
Anderson, and Hendriksen. Voting No: None.

City Council/September 26, 2000
