Copus Trucking to move to the Gateway North Industrial Park and allow the City to develop the <br />property along Sunfish Lake Boulevard with new industrial buildings. The land received by T & <br />G Land, Inc. will be broken into two portions; 11.23 acres that will see the immediate <br />construction of an approximately 40,000 square foot building that will be occupied by both <br />Sauter and Copus Trucking. The project also calls for an option that could be exercised by Mr. <br />Sauter for an additional 6.78 acres, which could possibly see the construction of an additional <br />42,000 square foot of building space. The TIF agreement also allows Mr. Sauter to receive <br />$100,000 in site improvements for the Makens property. The development agreement for this <br />project is in excess of 40 pages.' The City has utilized a consistent and standard format except for <br />the dollar amount specific to this project and for the acquisition of land for the Makens property <br />west of Sunfish Lake Boulevard. The City Council will also need to call for a business subsidy <br />public hearing on January 9, 2000, as part of the TIF assistance. Any changes in the language are <br />passed through the City Attorney for his review. <br /> <br />Councihnember Anderson inquired as to why the development agreement only requires that one <br />fi~ll-time job will be created. <br /> <br />City Administrator Norman replied that the City usually tries to require more than one job, but <br />this particular operation will not create much for new jobs, but it does allow the City to purchase <br />the land without condemnation. If the City were to condemn the property the cost would go up <br />and relocation costs would be quite significant. <br /> <br />Councihnember Zimmerman inquired if the City has any type of tracking system to make sure <br />that business comply with their new job requirements. <br /> <br />City Administrator Nm'man explained that the creation of new jobs is a State requirement when a <br />business receives TIF assistance and in the past the City has not had a good tracking system, but <br />with the hiring of a TIF Specialist they have begun to track all of that information. <br /> <br />Councilmember Zimmerman requested that the Council be updated with that information in the <br />future. <br /> <br />Motion by Councihnember Hendriksen, seconded by Mayor Gamec, to authorize execution of <br />the development agreement with T & G Land, Inc., contingent upon review by the City Attorney. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Hendriksen, Connolly, Anderson, <br />and Zimmerman. Voting No: None. <br /> <br />Motion by Councilmember Connolly, seconded by Councilmember Hendriksen, to set a date for <br />a business subsidy public hearing for T & G Land, Inc. for January 9, 2001. <br /> <br />Motion carried.
