That Section 170.015C enables the Council or the Planning <br /> Commission to determine whether the proposed use is or is not <br /> compatible for development within the zoning district. <br /> <br /> 11. That the surrounding properties are zoned I-l, Industrial except <br /> to the south which is zoned B-l, Business. <br /> <br /> 12. That the city's comprehensive plans indicate extension of the <br /> City's water service through the proposed landfill. <br /> <br /> 15. That the Highway 10 study proposes the extension of McKinley <br /> Street as a frontage road through the proposed parcel. <br /> <br /> 17. That the Airport Master Plan approved by the City indicates that <br /> approximately 50% of the existing parcel is recommended to be <br /> acquired as clear zone for Runway 34. ~o ~ <br /> <br /> 18. That approximately 25% of the parcel lies within the innermost <br /> 1000' of the existing clear zone for Runway 34. <br /> <br /> 19. That the applicant has stated that materials may be stockpiled and <br /> then buried once a year, perhaps in the fall (P.H. 9/8/88). <br /> <br /> 20. That the applicant has stated that waste concrete would be crushed <br /> by running over the material with a dozer during landfilling (P.H. <br /> 9/8/88). <br /> <br /> 21. That no other demolition landfills are currently pe.'-mitted within <br /> the city. <br /> <br /> 22. That a sanitary landfill is located approximately one mile north <br /> of this parcel.. Said landfill is currently in the process of <br /> application for a CUP to pe-~-mit vertical expansion. <br /> <br /> 23. That the material to be disposed of will be limited to that <br /> produced on site (P.H. 9/8/88). <br /> <br /> 24. Due to disposal of only on-site produced waste, no impacts are <br /> expected o~ adjoining roads or into and out cf %he si~e. <br /> <br /> 25. That the proposed landfill is/is not harmonious with the <br /> objectives of the city's comprehensive plan. <br /> <br />2 <br /> <br /> <br />
