3) Applicant shall deposit with the City of Ramsey, a cashier's <br />check, irrevocable letter of credit, performance bond, or other suitable <br />security acceptable to the city of Ramsey in the amount of 150 per cent <br />(150%) of the cost of completing all landscaping improvements to include <br />landscaping as shown on the approved site plan, final site grading, lighting, <br />driveways or parking areas, curbing and approved fire lane. Construction <br />of the building shall be as shown on the building design plan, drawing <br />number 1637 dated August 15, 1980 and as approved by the City's Building <br />official. Applicant shall substantiate his costs for all landscaping <br />improvements to the City Administrator or his representative. Applicant <br />acknowledges that failure to complete the landscaping improvements defined <br />above by August 1, 1981 shall result in forfeiture of the financial <br />guarantees provided to the City of Ramsey. Parking area shall be constructed <br />of four (4) inches of' Class V base material and two (2) inches of bituminous <br />mat surfacing. Escrow amount is <br /> 4) As Applicant complies by completing the site conditions defined <br /> under Item 3, the City of Ramsey may release all or any portion of, the <br /> financial guarantee upon~written request to the City of Ramses, however, <br /> in no event shall the City of Ramsey release any amount which would reduce <br /> remaining guarantee below 150% of the cost to complete all remaining <br /> site conditions. <br /> 5) In addition to the site plan improvements, dimensions, etc., <br /> as shown on the August 15, 1980 site plan the following conditions shall <br /> be met: <br /> a) A 15' wide drainage and utility easement running to <br /> Anoka County shall be conveyed to the County, said easement <br /> shall be west of Armstrong Boulevard parallel with and <br /> adjacent to the 60' to center line road easement as shown <br /> on the August 15, 1980 site plan. <br /> b) The State Fire Marshall's approval of the gasoline <br /> pump location shall be required before the pump's installation. <br /> c) Soils and perk tests indicating the feasibility of the <br /> development of the site shall be submitted to the City. <br /> d) A grading plan and a site drainage plan indicating the <br /> site's drainage provisions shall be provided to the City. <br /> e) A 20' wide fire lane shall be provided which shall also <br /> serve as the parking lot travel areas as shown on the <br /> August 15, 1980 site plan and said area shall be marked <br /> as "fire lane." <br /> f) A landscape design plan shall be provided to the City. <br /> <br /> g) Along with the gas pumps, the Applicant shall provide <br /> for public use a compressed air system. <br /> <br /> <br />
