(g) <br /> <br />Ail Final Plats shall be submitted within six (6) <br />months of Preliminary Plat approval. If the Plat <br />is not filed within the prescribed time the pre- <br />liminary approval will expire and reapplication will <br />be required. The subdivider may file a Final Plat <br />covering that portion of the Preliminary Plat which <br />he wishes to record and develop, and seek extension <br />of the preliminary approval on the remaining portion <br />if needed. <br /> <br />5. Final Plat Approval <br /> <br />(a) <br /> <br />The subdivider shall engage a registered land surveyor <br />to prepare a Final Plat (see ordinance) which may con- <br />stitute only that portion of the Preliminary Plat <br />which the subdivider proposes to record. <br /> <br />(b) <br /> <br />At the time of filing the final plat, the subdivider <br />shall provide an abstract of title or registered <br />property abstract, certified to date, evidencing <br />ownership of the premises involved in the plat. <br /> <br />(c) <br /> <br />The subdivider shall submit the original plus 4 copies ~ <br />of the final plat to the Zoning Officer at least <br />15 days before, the Planning Commission meeting at which <br />time such Plat is to be considered. With the submission <br />of the Final Plat, the subdivider shall submit a Per- <br />formance Contract which provides for the installation <br />of all improvements ~equired. <br /> <br />(d) <br /> <br />The City Staff shall review the Final Plat and shall <br />transmit their comments to the Planning Commission <br />prior to the meeting at which such Plat is to he <br />considered. <br /> <br />(e) <br /> <br />T~e Planning Commission shall study the Final Plat, <br />considering the reports of the Zoning Officer, <br />City Engineer, and other city departments and then <br />transmit its action to the City Council. <br /> <br />(f) <br /> <br />The Council may approve, reject, refer back to the <br />Planning Commission, or require modification in the <br />proposed_Final Plat. The City Counc~/ shall act <br />upon the Final Plat w~ereupon the Zohing Officd~ ~' <br />shall notify the subdivider of the Council's action. <br /> <br />(g) <br /> <br />The subdivider shall file the approved Final Plat <br />with the City, and shall record the Final Plat with <br />Anoka County within 60 days of Final Plat approval. <br />Failure to record the Final Plat within 60 days of <br />approval will render the approval invalid. <br /> <br />96 <br /> <br /> <br />
