Minnesota 55044 (612) 469 -3881 <br />October 23, 1980 <br />Honorable Mayor and City Council <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, Minnesota 55303 <br />Re: Pondvale Estates <br />Revised Preliminary Plat <br />Dear Council Members: <br />We have reviewed the above referenced revised preliminary plat and the accompanying <br />construction plans. <br />The initial preliminary plat was approved by the Council on June 12, 1979. However, <br />due to the length of time which elapsed since the approval of the plat, the developer <br />was required by city code to resubmit a preliminary plat. <br />Following is a list of comments resulting from our review of the plat: <br />1) The proposed outlot has been deleted and added to Lot 7, Block 2. <br />2) In review of the street layout 149th Lane N.W. is proposed to be platted as <br />a cul -de -sac. This results in cul -de -sac length in excess of 1000 feet. <br />The ordinance in effect at the time this plat was resubmitted limits cul- <br />de -sac lengths to 600 feet. At the time of the approval of the initial <br />preliminary plat the City Council requested that this street he extended <br />to CSAH 5. However, following that approval the Anoka County Engineer stated <br />he would not allow that access due to poor sight distance. Consequently, <br />the City Council rescinded its action on June 12, 1979, and approved the <br />preliminary plat with the cul -de -sac on July 23, 1979. <br />3. Street names on the plat have been revised to conform with existing City <br />street names. <br />4. The developer has had soil borings completed which indicate that the soils <br />are suitable for on -site sewer disposal systems. It should be noted that <br />development of the plat should be restricted to one dwelling per acre until <br />sanitary sewer is available. A plan should be provided showing which lots <br />will be developed and adequate restrictions as determined by the City Attorney <br />should be placed on the unbuildable lots. <br />5. In review of the street plans we find that they are in conformance with City <br />standards with the exception of the cul -de -sac radii and the intersection <br />radii which are to be 50 feet and 20 feet respectively.
