IV. <br /> <br />1. <br /> <br />AgP-1 AGRICULTURE PRESERVATION DISTRICT7 <br /> <br />Intent: <br />This district is intended to contain those areas of 1 where it is necessary <br />and desirable, because of the high quality of the soils, availability of water, and/or <br />highly productive agricultural capab[lity to preserve, promote, maintain, and enhance <br />the use of the land for agricultural purposes and to protect such land from encroachment <br />by non-agricultural uses, structures or activities. <br /> <br />2. Permitted Uses and Structures: <br /> <br />The following uses shall be permitted by right; <br /> <br />a. commercial agriculture and horticulture <br /> <br />b. feedlots and poultry facilities <br /> <br />c. farm buildings <br /> <br />d. farm drainage and irrigation systems <br /> <br />e. forestry <br /> <br />one farm dwelling per farm <br /> <br />one non-farm dwelling per each quarter quarter section not already containing a <br />far. m or non-farm dwelling provided: <br /> <br />1) the dwelling unit shall be located entirely within one quarter quarter section on <br /> a separately owned parcel which shall be at least one acre in size. <br /> <br />2) <br /> <br />3) <br /> <br />the parcel on which the dwelling unit is located must have at least 100 feet of <br />frontage along a road which was in use before the effective date of this ordinance. <br /> <br />the driveway serving the parcel shall be separated from adjacent driveways on the <br />same side of the road by the following distances depending u~3on road types8 <br /> <br />4) <br /> <br />a) local road: 100 feet <br />b) collector road: 300 feet <br />c) minor arterial: 500 feet <br />d) minimum distance from intersection of two or more of the above: 100 feet <br /> <br />the dwelling shall be set back at least 75 feet from the road right-of-way and be <br />separated at least 300 feet from the nearest farm building <br /> <br />h. historic sites <br /> <br />Permitted Accessory Uses and Structures: <br /> <br />The following accessory uses and structures shall be permitted: <br /> <br />a, Uses and structures which are customarily accessory and clearly incidental and <br /> subordinate to permitted uses and structures, including: <br /> <br />42 <br /> <br /> <br />
