/Vi. IVJ. <br /> <br /> TO <br />· MEMBER <br /> <br />W.H. TRAISER CO. FORMED <br />Bill Traiser, S.I.R., annouces the formation of the W.H. <br />Traiser Company. The new firm is located at One Apple- <br />treat Square in Bloomington. Minnesota, and will concen- <br />trate on the sale and leasing of commercial and industrial <br />real estate. <br /> <br />FREDERICKSEN ADVISOR TO APPLETREE <br />David C. Fredericksen has joined Appletree Enterprises, Inc. <br />as a Financial Advisor for that firm. In his new position, <br />Dave will help locate financing for the several office building <br />and hotel projects Appletree has under development in such <br />cities as Flint, Michigan; Richmond, Virginia; and Fort <br />Meyer, Florida. <br /> <br />Appletree is a subsidiary of EIlerbe, Inc. and can do all <br />phases of a project, including designing, building, manag- <br />ing and developing. Future plans include primarily ioJnt <br />venture financing of these major developments with down- <br />town locations. <br /> <br />FABCON ANNOUNCES PROJECT <br />FOR SHELDAHL IN NORTHFIELD <br />Fabcon, Incorporated of Savage, Minnesota, announces that <br />they have a contract with Sheldahl, Incorporated in North- <br />field, Minnesota, to furnish insulated, precast concrete panels <br />around the entire perimeter of a 115.000 square foot office, <br />warehouse and manufacturing facility. The new facility will <br />be located in the Sheldahl Industrial Park on Highway 3 at <br />the north edge of Northfield. Sheldahl will be working as <br />their own contractor. The architect is William McKeag of <br />Apple Valley, Minnesota. Construction began in December. <br />]980 and completion is planned for July. <br /> <br />Sheldahl was founded in 1955 in Northfield, Minnesota. The <br />company is made up of three primary divisions: advanced <br />products, electrical products and materials. All of the com- <br />pany's operating divisions share a common technology -- <br />the manufacture, conversion and fabrication of plastic <br />materials. <br /> <br /> I EfiTi iEllJ <br /> Business Center <br /> The former school building, constructed in 1952-58, consists <br /> of 47,500 ~luare feet which will be completely converted to <br /> offi~ space. Westview wa~ originally constructed of red <br /> brick, as wa~ the telephone company office immediately to <br /> the north of the old school. The developers have retained the <br /> red brick exterior on the lower part of the building, and in <br /> keeping with this have added a horizontal band of one-by- <br />~li cedar tongue and groove material which wraps around <br />~ building. This horizontal motif follows through in the <br /> construction of the new multi-tenant office/warehouse <br /> which adjoins the renovated office building. A new canopy <br /> entrance serves the main enUy to the building. <br /> <br /> There are several other exciting design features which allow <br /> easy conversion to successful suburban office design. One of <br /> the most interesting is that each office wing will have the <br /> advantage of glass wall areas overlooking landscaped court- <br /> yards. A second unusual feature being incorporated into the <br /> renovation and marketing of the project is that several of the <br /> "classroom" wings have vaulted ceilings with massive ex- <br /> <br />One of the more interesting projects to come along in past months is the <br />Westview Business Center, a project developed by Westview Development <br />Company. Westview Development is a partnership which includes Jim <br />Benson (NAIOP member). The project entails the complete renovation of <br />what was formerly the Westview Elementary School on County Road 18 <br />just off the intersection of Highway 55. Westview Business Center is a <br />total single-story facility which eliminates the problems and expense of <br />providing elevator service to a typical two-story school building. <br /> <br /> posed red cedar beams. The building also has wide hallways <br /> seldom found in newer suburban office buildings. The <br /> renovation is also giving the building a new contemporary <br /> look. <br /> <br /> In addition to the original building, developers are con- <br /> structing 122,770 square feet of office/warehouse space at <br /> the rear of the new office building. <br /> <br /> A permanent loan for this project was arranged with the <br /> State Farm Life Insurance Company by Eberhardt Com- <br /> pany for nearly $4 million. The project has received excel- <br /> lent exposure as a departure from the somewhat sterile, <br /> multi-story office building usually ringed by asphalt park- <br /> ing lots. Instead, Westview Business Center presents its <br /> tenants with a quiet, contemporary building with unique <br /> space; all parking is in front of the structure and offices <br /> face the landscaped courtyards. Westview BusineSs Center <br /> is the renovation of the existing building together with new <br /> construction to provide a unified development. <br /> <br /> <br />
