different in development configuration and providing for different types and scale of <br />development, is a complement to the Ramsey Town Center uses. <br /> <br />The Ramsey Crossing Project is composed of both developed and undeveloped land located in <br />the City as identified in Exhibit A. Located along THI0 and adjacent to Ramsey Town Center <br />and the future Northstar Commuter Rail line, the area is considered "highly developable" as a <br />"big box center", similar in identity to land in and around Maple Groves "Main Street" and "The <br />Shoppes at Arbor Lakes". <br /> <br />2.1 Overview & Background <br /> <br />The Ramsey Crossings area is comprised of approximately 67.27 acres and consists of 16 parcels <br />with 13 separate property owners. (See Exhibit A and Table 1). The area is characterized by a <br />mixture of vacant land, highway-orientated retail, industrial, and outdoor storage issues. The <br />area is not currently served by City sewer and water. The Ramsey Crossings area is defined by <br />existing and future transportation corridor. It is bordered by BNS&F railroad and Hwy. I0 to <br />the south, County Road 83 (Armstrong Blvd.) to the east, County Road 116 (Bunker Lake Blvd.) <br />to the north and futur~ extension of the Mississippi River Bridge Crossing to the west. <br /> <br />Additional details about the properties are contained in the table below.
